A ready to rent apartment in Abu Dhabi is a finished home that can earn rent from the day you own it, either empty or with a tenant in place under a registered contract. For an investor the purchase turns on six checks: the rent it earns today against the official ADREC rental index, the tenancy contract on Tawtheeq, the service charges, the state of the flat, the title and any mortgage on it, and the net return once every running cost is taken off. This guide walks through each check with the rule behind it, a worked example, what passes to you with a tenant in place, and what to ask of the agency. Rents, prices and bank rates move, so nothing here is a promised return.

What Ready to Rent Means

An empty finished apartment can be advertised, let and registered within days of the transfer; a tenanted one comes with its contract, and the rent reaches you from the transfer date. Both differ from an off-plan unit, which earns nothing until handover; our off-plan or ready comparison weighs that choice and our investor guide covers the market.

ADREC's market report for the first half of 2026, published on 18 August 2026, counted 233,000 active residential lease contracts worth AED 9.3 billion, with rental units making up 69% of occupied homes in the Abu Dhabi region and new lease prices up 17% for apartments. And on 3 June 2026 the Government of Abu Dhabi set the annual rent increase at 0% on renewals, until further notice, with every renewal and new agreement referencing the property's last registered Tawtheeq rent.

Check 1: The Rent, Against the ADREC Rental Index

Every tenanted apartment has two rents: the contract rent on the registered Tawtheeq contract, and the market rent for the area and bedrooms. The official reference for the second is ADREC's rental index, on its interactive map since 20 August 2024 as a lower, median and upper annual rent for each district and layout; on 1 October 2026 its latest quarter was still Q2 2025. Read a tenanted flat against the table in both directions. A contract rent above the median is strong income that the 0% measure holds at renewal. A contract rent below the median will not catch up while the measure lasts, because renewals run at 0% and a new agreement references the last registered contract, not the index. So the registered rent is the figure you are buying; the index only tells you whether it is cheap, fair or dear, and ADREC calls it a general guide, not a legal reference.

Check 2: The Tenancy Contract on Tawtheeq

Tawtheeq is the emirate's register of lease contracts. Ask the seller for the registered contract and check it yourself: ADREC's Verify Document page takes a contract number and returns the usage type, the start and end dates, the tenant and the registered units.   • The end date: when either side can change the terms, with two months' written notice.
  • The annual rent: the figure the 0% renewal and the next new agreement reference.
  • The payment schedule: how many payments a year and when the next one falls.
  • The deposit: its amount and who holds it; the law does not fix it, the contract does.
  • Furnishing and inventory: what belongs to the flat and what belongs to the tenant.
  • Who pays what: the tenant pays utilities and minor repairs, the owner the necessary repairs, unless agreed otherwise.
  • Subletting: it needs the owner's written permission.

Those lines rest on Law No. 20 of 2006 on leasing, in the DARI law library with its amendments: contracts must be in writing (Article 3); rent on a home is due within 21 days of the agreed date (Article 11); a lease renews on the same terms unless either party gives two months' written notice before expiry (Article 20); and the rent may rise only once a year within the percentage set by the Executive Council, 0% while the 2026 measure lasts (Article 16). On TAMM a new lease contract costs AED 50 to register and takes one day, with a 1% charge on contracts longer than four years.

Check 3: Service Charges and the Building

Every unit owner pays a share of the building's annual service charges for the management, operation, maintenance and repair of the common areas. The implementing regulation of Law No. 3 of 2015 sets the frame: the share follows the unit's size, no charge may be imposed before the regulator approves it, the money sits in a dedicated bank account, and the developer pays for unsold units. Ask the seller for the approved rate, the latest invoice, proof it is paid up to the transfer date, and whether cooling is billed separately.

ADREC publishes district averages on the Service Charge view of its interactive map, in dirhams per square foot a year for residential buildings; the figures for 2024 to 2026 show how fast they move:

The averages are a sanity check, not the bill: your building's approved rate counts, and a tower with a pool, a gym and district cooling sits above its district average. On a 750 sq ft one bedroom, AED 13 a sq ft is AED 9,750 a year, about 14% of the Al Reem Island median rent.

Check 4: The State of the Flat

View the apartment, with the tenant's agreement if it is let, as the person who will pay for whatever fails next: the age of the building, the air conditioning, water heaters, appliances and fittings; the balcony, parking and storage; the lifts, lobby, pool and gym; and any damp, cracks or unfinished work. The law places the running maintenance on the owner: the landlord keeps the home fit for use and carries out the necessary repairs, the tenant the minor ones, and the tenant may not alter the flat without written permission (Articles 7, 13 and 14). If it is furnished, list every item in the inventory.

Check 5: The Title and Any Mortgage

Ask for the title deed and verify it on ADREC's page as a certificate of the type Title Deed for a unit, with its number and issuance date: the result shows the district, community, plot, unit registration number, unit area and project name. If someone signs for the owner, ask for the power of attorney. A mortgaged apartment can be sold, but the mortgage must be released at the transfer, so ask early which bank holds it. The advert should carry a Madhmoun permit number, which the same page verifies and our Madhmoun article explains. Check 6: The Net Return, Worked Through

Gross yield is the annual rent divided by the price: the figure adverts quote, and it ignores every cost. Net yield takes the running costs off the rent and adds the buying costs to the price, and it is the only number worth comparing with another home. In the example below the rent is ADREC's Q2 2025 median for a one bedroom on Al Reem Island and the service charge is the district's 2024 average; the price, size, empty weeks, upkeep, letting and insurance lines are our assumptions, to be replaced with the real ones for the flat in front of you.

The flat earns AED 3,990 a month after costs, and net rent covers the total cost in about 25.6 years. The gap between 5.7% and 3.9% is the point: the service charge alone takes a seventh of the rent. Buying With a Tenant in Place

If the title transfers to another person, the tenancy contract is effective in respect of the new landlord (Article 18): you step into it as it stands, on its rent and terms, until its end date. The new landlord may not claim from the tenant rent already paid in advance to the former owner (Article 19), so the split of prepaid rent and the handover of the deposit belong in your sale agreement with the seller. The lease renews on the same terms unless either side gives two months' written notice before expiry (Article 20), the increase at renewal is 0% while the 2026 measure lasts (Article 16), and a tenant may be asked to leave only on the grounds in Article 23, among them unpaid rent, subletting without permission, misuse, or the owner's own occupation, which needs six months' notice, no other habitable home in the same municipality and one uninterrupted year of living there. Disputes go to the Lease Disputes Resolution Committee of the Judicial Department, chaired by a judge (Article 24).

Tell the tenant in writing who the new owner is, where the rent is paid and who to call for repairs. A tenant who pays on time and renews at the same rent is the quiet income this segment is bought for.

What to Check in the Agency

Abu Dhabi licenses brokers under Law No. 3 of 2015: no one may act as a broker or a broker's employee without a licence; the licence number must appear on the office and on every advertisement, document and business card; the broker must sign a written brokerage contract on the regulator's form and register it before receiving any money, within 15 days; and a broker may not act for both sides unless both know, agree and sign separate contracts. Where Ready to Rent Apartments Are

Al Reem Island has the deepest stock of towers and the most resale activity. Yas Island and Saadiyat Island carry higher rents and higher service charges. Al Raha Beach sits between them on the waterfront near the airport, and Al Maryah Island serves the financial district.   1. Set the full budget: the price, 2% at registration and the AED 875 service fee, plus a pre approval if you borrow.
  2. Shortlist by registered rent against the ADREC median for the same district and bedrooms.
  3. Ask for the Tawtheeq contract, the title deed, the latest service charge statement and the advert's permit number.
  4. Verify the contract number, the deed and the permit on ADREC's Verify Document page yourself.
  5. Offer in writing, with the transfer date, the split of prepaid rent, the deposit and the inventory spelled out.
  6. Register the sale at DARI through TAMM, pay the official costs and receive the deed in your name.
  7. Write to the tenant with your details, keep the contract number and diarise the end date.

What is a ready to rent apartment in Abu Dhabi?

A finished apartment that can earn rent at once: either empty and ready for a tenant, or already let under a registered Tawtheeq contract, so the income passes to you with the home.

Can I buy an apartment in Abu Dhabi with a tenant in it?

Yes. Under Article 18 of Law No. 20 of 2006 the tenancy contract remains effective in respect of the new landlord, so you take it over on its existing rent and terms until its end date.

Does the rent come to me from the day I buy?

From the transfer date, yes, but rent the tenant paid in advance to the former owner cannot be claimed from the tenant again under Article 19. Agree the split of prepaid rent with the seller in the sale agreement.

Can I raise the rent after I buy?

Not while the 2026 measure lasts. Since 3 June 2026 renewals are processed at a 0% increase and new agreements reference the last registered Tawtheeq rent. The measure is temporary, so check before you renew.

How do I check what an apartment should rent for?

Open ADREC's interactive map, choose Average Rent Prices and read the lower, median and upper annual rent for the district and bedrooms; on 1 October 2026 the latest quarter was Q2 2025. ADREC calls the index a general guide, not a legal reference.

How do I verify a tenancy contract in Abu Dhabi?

Enter the contract number on ADREC's Verify Document page: it returns the usage type, the start and end dates, the tenant and the registered units. A contract that cannot be verified is not registered.

What happens to the tenant's deposit when I buy?

The tenancy law does not fix the deposit, so the contract sets it and the seller holds it. Have it passed to you at the transfer, in writing, so you can return it at the end of the lease.

Who pays the service charges, and how much are they?

Every unit owner pays a share of the building's approved annual service charges, in proportion to the unit's size. ADREC's district averages for residential buildings ran from AED 11.48 to 13.61 a square foot a year in 2024 and up to AED 17.29 in 2026; ask for the building's own approved rate.

What official costs do I pay when I buy a ready apartment?

Registration of the sale at DARI is 2% of the contract value plus an AED 875 electronic service fee, and the title deed follows. A mortgage adds its own registration, and a lease you sign later costs AED 50 to register on TAMM.

What is a realistic net yield on an Abu Dhabi apartment?

In the example above, a one bedroom bought for AED 1,200,000 at ADREC's median rent of AED 68,055 gives a gross yield of 5.7% and a net yield of 3.9% after the service charge, empty weeks, upkeep, letting and insurance. No yield is a promise.

Can I move into the apartment myself or ask the tenant to leave?

Only on the grounds in Article 23 of the tenancy law. To live there yourself you must give six months' notice before the lease expires, own no other habitable home in the same municipality and live there for one uninterrupted year, or face compensation of up to one year's rent.

Can I let the apartment for short stays instead?
