The masterplan covers about 6.5 million square metres, 2.8 million of it water. The villas sit in 16 named communities, from Infinity, the latest release, to Marine, Cove, Breeze and Views. A marina, a 1.7 km promenade and apartments along the quay form the centre of the island.
Eagle Hills sells each community as its own release, with its own price list and handover date. Registration for the last launch has closed, so buyers today either register for the next release or buy a resale villa from an owner who reserved earlier.

What is the payment plan for Ramhan Island villas?
New releases use a 10/40/50 plan: a 10% Down Payment to reserve, 40% during construction and 50% on handover. The 2% Abu Dhabi registration fee is paid on top. Check the plan of each release before you reserve.
When will Ramhan Island villas be handed over?
Each release has its own date. Our catalogue records the first villa release for 2027 and Infinity Villas, the latest release, for Q4 2029. The Ritz-Carlton Reserve on the island is due to open in 2029.

Can foreigners buy property on Ramhan Island?
Yes. Ramhan Island villas are sold freehold to buyers of every nationality, and you do not need to live in the UAE to buy.
Does a Ramhan Island villa qualify for the Golden Visa?
Property worth AED 2 million or more can support an application for the 10-year UAE Golden Visa, and every villa listed on the island is above that amount. The final decision rests with the UAE authorities.
