Agree a price with the owner on a resale. On a launch, pay the 5% or 10% Down Payment to hold the villa.

Sign the MOU or SPA
Resale: an MOU between you and the owner. Launch: the developer's contract, with each instalment paid to the project escrow account.

Arrange a mortgage, if any
Get your bank's Down Payment, rate and term in writing before you sign anything.

Transfer or handover
Finished villa: pay the 2% transfer fee and collect the keys. Launch: keys at handover, from 2028 on current releases.
