The Orchids at Yas Acres

The Orchids sits inside Yas Acres, an established residential community on Yas Island in Abu Dhabi. Aldar describes Yas Acres as a waterfront community built around golf, and the masterplan includes community retail, a mosque and walking and cycling tracks. Ferrari World Abu Dhabi and Yas Mall are a short drive away on the same island.

The developer is Aldar Properties, which also delivered the wider Yas Acres masterplan. Aldar announced The Orchids in June 2026 as a limited release of 217 homes inside a community it has already completed, and released the townhouses for sale on 24 June 2026.

The Orchids is a collection of 217 homes made up of 2 and 3 bedroom townhouses and 4 and 5 bedroom villas. Two bedroom townhouses measure about 1,356 sq ft and three bedroom townhouses about 1,722 to 1,744 sq ft. The villas are larger, at about 3,929 sq ft for four bedrooms and about 5,016 sq ft for five bedrooms.

Two bedroom townhouses start from AED 3,350,000 and three bedroom townhouses from AED 3,670,000, with end units priced above mid units. Prices for the 4 and 5 bedroom villas have not been published, as the villas are held for a later release, so they are quoted on application.

Buyers pay a 5% Down Payment on booking, then 50% across construction milestones and the remaining 45% on handover, which makes a 55/45 plan. The construction instalments are linked to build progress rather than fixed calendar dates, so the schedule follows the programme through to completion in Q3 2030.

Handover is expected in Q3 2030. Because the plan is weighted 55% before completion and 45% at handover, buyers spread most of the purchase across the construction period, which suits end users planning a future move and investors holding the home through to completion.

The Orchids has a 500 sqm community club with a fully equipped gym, a multipurpose hall and shared spaces for residents. Aldar also lists an adults pool, a children's pool, a splash pad, a children's play area, a padel court, sports courts, a park and landscaped green spaces, alongside access to the wider Yas Acres community.

Aldar released the townhouses on 24 June 2026 and they sold out during the launch, generating more than AED 680 million, with a limited collection of 20 premium villas planned for a future phase. Buyers interested in the villa release or in a resale home should register their requirements early to be matched when inventory becomes available.
