The villas

The inland villas come as 4 bedroom homes from AED 7.9 million, 5 bedroom homes from AED 9.3 million and 6 bedroom homes from AED 10.5 million, with average sellable areas of 437, 482 and 538 sqm (4,704, 5,188 and 5,791 sq ft) on average plots of 711, 828 and 936 sqm. Every villa has two floors, a private pool and garden, a maid's room and a driver's room with their own bathrooms, and a private bathroom for every bedroom. The inland villas add a majlis and a study room, and Aldar's plans show each of them with an open or a closed kitchen. The architecture is contemporary, with warm timber accents, horizontal layering and a strong link between indoor and outdoor living.

Waterfront villas with room for a pontoon

The 45 waterfront villas sit directly on the waterway, and each one can take a pontoon so residents can moor a boat beside the home. They come as 5 bedroom villas from AED 13.3 million, with an average sellable area of 552 sqm (5,942 sq ft) on average plots of 802 sqm, and 6 bedroom villas from AED 14.5 million, with an average of 609 sqm (6,555 sq ft) on average plots of 1,294 sqm, which come in two plot shapes, canal front and L-shaped. Each has a show kitchen with a separate wet kitchen, formal living and dining rooms and a guest bedroom on the ground floor. Aldar lists the waterfront villas as releasing soon.

Clubhouse, parks and everyday services

A walkable clubhouse sits at the heart of the community, with an indoor fitness area, a yoga studio, a library and study lounge, an indoor games room, indoor and outdoor play areas for children, and adult and children's swimming pools. Outside there are padel courts, outdoor table tennis, an outdoor fitness area, splash pads, a sand playground and a climbing zone. A neighbourhood park, linear parks, secluded gardens and a hobby garden, where residents grow herbs, vegetables and fruit trees, are linked by jogging and cycling tracks, and a canal viewing deck opens onto the water. Community retail brings a mini mart, a cafe, a pharmacy, a laundry, a nail salon and a barber shop, and the community has a Jamee' mosque.

Location

A new bridge will link the community directly to Yas Island and add a new entry point to the island. Aldar's location map puts Zayed International Airport about 10 minutes away, Saadiyat Island about 15 minutes and Dubai about 50 minutes, with Yas Mall, Yas Marina Circuit, SeaWorld Abu Dhabi, Warner Bros. Payment plan and handover

The 50/50 plan starts with a 5% Down Payment on booking, followed by 5% every five months from March 2027 to November 2028, 10% in April 2029 and 10% in September 2029, with the remaining 50% due on handover in Q3 2030. No mortgage pre-approval is required. Aldar is also offering a 5 year service charge waiver and a waiver of the 2% ADM registration fee.
