Yas Riva

Yas Riva is a canal front villa community developed by Aldar Properties on the northern shores of Yas Island in Abu Dhabi. Announced in September 2024, it holds 151 villas in four, five and six bedroom layouts. Canal front homes sit on the water and each include a private dock, while canal accessible inland villas reach the water along dedicated walkways.

Yas Riva sits on the northern shores of Yas Island in Abu Dhabi, inside the wider Yas Island masterplan. Yas Mall, Yas Bay, Yas Marina Circuit and Yas Links Golf Course are all on the island, as are the theme parks Yas is known for, so retail, dining, sport and leisure are all a short drive from the community.

The community holds 151 villas in two families. Inland villas come in four and five bedroom layouts set among parks and landscaped gardens, while canal villas come in five and six bedroom layouts with direct water frontage and a private dock. Built up areas run from about 5,177 sq ft to 6,792 sq ft, or roughly 481 sqm to 631 sqm.

At the September 2024 release the four bedroom inland villa started from AED 8,300,000 and the five bedroom inland villa from AED 9,500,000, while the five bedroom canal villa started from AED 11,900,000 and the six bedroom canal villa from AED 13,300,000. Those are developer release prices, so resale figures today will differ and should be confirmed at the time of enquiry.

The published plan is a 5% Down Payment on booking, 45% paid in instalments during construction and the remaining 50% on handover, with completion scheduled for Q3 2028. A buyer taking over a villa on the resale market assumes the outstanding instalments, so the balance due depends on how much the original purchaser has already paid.

Aldar confirmed that Yas Riva sold out on its launch day, generating more than AED 1.4 billion, after sales opened on 13 September 2024. Nothing remains with the developer at launch pricing, so any purchase now is a resale from an existing buyer. Availability moves quickly and is best confirmed before an offer is made.

Residents have a health and wellness centre at the water's edge with a spa, a gym, an adults' pool, a kids' pool and a sunken firepit. Three parks and landscaped gardens run through the community, holding padel courts, outdoor fitness areas and an amphitheatre. Aldar is targeting 3 Pearl Estidama for the villas, 2 Pearl for the community and a 2 star Fitwel certification.
