What the numbers say

For buyers: where the value is

The four largest districts above add up to AED 50.1 billion, about 71% of the emirate's residential unit sales (our sum of the ADREC district figures, ADREC, H1 2026). Newer districts are catching up: Ramhan Island and Fahid Island recorded AED 2.9 billion each (ADREC, H1 2026). The community pages below set our asking prices beside ADREC's district averages. Browse the homes for sale in Abu Dhabi and the off-plan projects.

For investors: who is buying

Foreign buyers, resident and non-resident together, made up 70% of residential sales value (ADREC, H1 2026). A broad buyer base is a fact about the first half of 2026, not a forecast, and the yield pages show what rents add to prices in each community. Use the rental yield calculator and read our guide to real estate returns in Abu Dhabi.

For tenants and landlords: the rent freeze

ADREC froze rent increases on renewals from 2 June 2026, with ADGM communities excluded (ADREC, H1 2026). The emirate had 233,000 active residential lease contracts worth AED 9.3 billion (ADREC, H1 2026). The rent page of each community explains what the freeze means there. Read our guide to tenancy contracts and how the rental index works.

What our listings add

On 5 November 2026 we had 132 listings for sale and 27 listings for rent; Al Reem Island had the most for sale, 39 (Masterpiece Property listings, November 2026). Asking prices are what owners want today, so read them beside ADREC's registered sales, never in place of them. See the property prices in Al Reem Island and its rental yields.
