Yas Park Gate asks AED 3,900,000 and AED 78,000 in registration at transfer. For a UAE national, an Al Deem three bedroom at AED 3,100,000 takes AED 155,000 now, AED 1,085,000 in stages and AED 1,860,000 in Q4 2027.
The 2% is the Abu Dhabi registration fee. A mortgage adds the bank's valuation and arrangement fees, and each community sets its service charge.

On a resale, agree the price with the owner and sign an MOU. On a launch, pay the Down Payment to the developer.

Al Deem Townhomes by Aldar opened for sale on 12 September 2025 and hand over in Q4 2027. The Orchids at Yas Acres launched on 24 June 2026 and sold its townhouses that day. Manchester City Yas Residences by Ohana, announced in February 2026, is due in 2029. Selina Bay by Reportage adds 24 townhouses with no handover date published yet.
No. Aldar released the 450 Al Deem townhomes exclusively for UAE nationals. Buyers of any nationality can own freehold at The Sustainable City, Manchester City Yas Residences, Selina Bay, Yas Park Gate and the finished communities of Yas Acres, The Dahlias and Noya.
Not from Aldar. The townhouses were released on 24 June 2026 and sold out during the launch, taking more than AED 680 million, while 20 premium villas were held back for a later phase. A townhouse there now means buying a contract from its first owner, with the keys due in Q3 2030.
Yas Acres and The Dahlias by the golf course, where The Dahlias handed over from Q3 2024, and Noya on the north of the island, handed over from 2024. All three sold out, so their homes change hands on resale. The Sustainable City began handing over in May 2026.
Al Deem: a 5% Down Payment, 35% during the build and 60% at handover. Manchester City Yas Residences: 10%, 40% and 50%. The Orchids: 5%, 50% and 45%. The Sustainable City was sold on a 35/65 plan. Reportage has not published a plan for Selina Bay.

Yas Park Gate lists 2,353 sq ft in total with 1,688 sq ft built up, Manchester City Yas Residences 2,476 sq ft and The Sustainable City 2,551 sq ft. Developers do not all measure the same way, so compare the floor plans rather than the totals.
Yes. Yas Acres Golf and Country Club is a floodlit 9 hole, par 36 course of 3,700 yards designed by Fry/Straka, named the world's best 9 hole golf course at the 2024 World Golf Awards. Yas Links is on the same island.
Noya British School and Yas American Academy are close to The Orchids at Yas Acres. The Sustainable City includes a nursery, and Manchester City Yas Residences plans a school and a medical centre inside its own masterplan.
