The Sustainable City

Aldar Properties is developing the community as a joint venture with Diamond Developers. The partnership was announced in January 2022 and the project sits in Yas North on Yas Island in Abu Dhabi. Aldar took the first phase to public sale in January 2023, and the community is delivered as 10 car free residential clusters.

The masterplan delivers 864 homes across 10 car free clusters, planned for around 3,500 residents on a site of roughly 98 acres. Condominiums come in 1, 2 and 3 bedroom layouts and townhouses in 3 and 4 bedroom layouts, all freehold. The first phase alone released 272 condominiums and 240 townhouses.

Condominium prices started from AED 892,000 at launch. The first phase of 512 homes sold out within 24 hours of its public sale on 19 January 2023 and generated more than AED 1 billion, after which a further 352 homes were released. Because releases moved quickly, current availability and prices should be confirmed at the time of enquiry.

Construction began in the second quarter of 2023 and handover of the first homes started from May 2026. Earlier guidance at launch had pointed to the fourth quarter of 2025, so delivery dates vary between clusters. Buyers should confirm the completion position of that specific home and cluster before committing.

Solar panels across the community, including the covered parking structures, allow residents to save up to 50% on energy bills, and the parking canopies alone power up to 35% of the district cooling plant. Building envelopes are designed for up to 40% energy savings, and all wastewater is recycled and reused within the community.

Residents have an equestrian centre with stables, a track and two arenas, swimming pools and a gym, cycling and jogging tracks, football, basketball and padel courts, a short golf course, a bike track, bounce parks, cafes, restaurants and retail, community farming plots, a nursery and a mosque. Three biodomes grow around 45,000 kg of chemical free vegetables a year.

In July 2024 the community achieved the highest sustainable urban design rating in Abu Dhabi under the Estidama Pearl Rating System, holding a 3 Pearl community rating and a 5 Pearl villa rating. The design is supported by full wastewater recycling, on site food production in three biodomes and a car free layout served by 75 electric buggies.

It suits families who want a walkable, car free setting with sport, green space and a nursery within a five minute walk of the home, and owners who value measurably lower utility bills. Investors are drawn to a certified sustainable address on Yas Island, where the first phase of 512 homes sold out within 24 hours.
