How much does a townhouse on Saadiyat Island cost?

Our catalogue prices the Mamsha Gardens townhouses at AED 7,200,000 for two bedrooms and AED 8,130,000 for three, and the finished four bedroom townhouse at Jawaher Al Saadiyat at AED 7,900,000. Sensi has not published a townhouse price. The lowest villa launch on the island, Al Sidr, starts lower at AED 6,100,000 for four bedrooms.

How big are the Mamsha Gardens townhouses?

The two bedroom townhouse measures 3,055 sq ft and the three bedroom 4,164 sq ft in our catalogue. Aldar's plans put the living room, kitchen and a maid's room on the ground floor with a garden terrace, the bedrooms on the first floor, and a sun room with an open roof terrace on top.

Are there townhouses in Saadiyat Grove?

No. Saadiyat Grove is Aldar's retail and residential district in the Cultural District, and ADREC registers its homes as apartment buildings, such as The Grove Heart with 613 units. The nearest townhouses are the 13 at Mamsha Gardens, in the same district.

What is Sensi on Saadiyat Island?

Sensi is a scheme of 89 homes: 43 two bedroom apartments, 37 three bedroom apartments and 9 four bedroom townhouses of 4,233 sq ft, with a commercial building beside them. It sits a minute from New York University Abu Dhabi. ADREC registered it in 2025 under Nova Middle East Property, and it is sold as Sensi by Reportage.

Can I buy a finished townhouse on Saadiyat now?

Only on resale. Jawaher Al Saadiyat is Aldar's finished gated community of townhouses and villas in the Beach District, registered with ADREC as built. Its four bedroom townhouse has 385 sqm inside and 4,972 sq ft of built up area with a garage, a covered deck and balconies.

Can foreigners buy a townhouse on Saadiyat Island?

Yes. Saadiyat is a freehold area, and Aldar sold Mamsha Gardens to all nationalities from its first day of sales on 9 November 2024. The buyer registers the home in their own name with DARI.

What Down Payment does a bank ask on a Saadiyat townhouse?

The townhouse prices we hold are all above AED 5 million, so on a finished home an expatriate buying a first home puts down at least 30% and a UAE national 25%. While the home is still under construction, a bank lends no more than 50% of its value.

Does a Saadiyat townhouse qualify for the Golden Visa?

The townhouse prices on this page are all above AED 2,000,000, the property value published for the 10 year Golden Visa. Residency is granted by the Federal Authority for Identity and Citizenship, file by file, and we check your case before you reserve.
