Villas and Townhouses for Sale in Al Ghadeer

We list six homes, all finished: two bedroom townhouses at AED 1,850,000 and AED 1,950,000 (two of them), a three bedroom townhouse at AED 2,200,000, a studio at AED 550,000 and a one bedroom apartment at AED 700,000. Aldar's Parks and Gardens launches add new townhouses and villas.

On our list a finished two bedroom townhouse asks AED 1,850,000 to 1,950,000 and the three bedroom with a maid's room AED 2,200,000. A new one comes only from Al Ghadeer Parks: AED 1,900,000 for two bedrooms and AED 2,200,000 for three, keys Q2 2031. The Gardens townhouses are sold.

Our finished two bedroom townhouses measure 1,249 to 1,695 sq ft, and the three bedroom with a maid's room 1,695 sq ft. The Gardens' second phase has sold its two bedroom plus maid townhouses, 1,347 sq ft on Aldar's August sheet; the villas still left there are 2,197 sq ft. Aldar's Parks page gives prices, not sizes.

Yes, in both phases. Aldar announced on 21 May 2026 that all 437 homes of the first phase sold at launch, for more than AED 1 billion. On 28 September 2026 Aldar's own availability showed only seven four bedroom villas left in the second phase, from AED 3,361,169. A new Al Ghadeer townhouse today means Al Ghadeer Parks, keys Q2 2031; a finished one means resale.

Aldar's newest release in Al Ghadeer: 453 townhouses and villas, from AED 1,900,000 for a two bedroom townhouse, AED 2,200,000 for three bedrooms and AED 3,300,000 for a four bedroom villa. Aldar asks a 5% Down Payment on a 55/45 plan and dates handover to Q2 2031; ADREC registers its first phase with 280 homes.

On price they sit close: our finished two bedrooms ask AED 1,850,000 to 1,950,000 against AED 1,900,000 at Parks. The resale gives keys and rent now, at a known size of 1,249 to 1,695 sq ft; Parks spreads the payment to Q2 2031, and Aldar has not published its sizes. The Gardens townhouses are sold, so they return only as resales.

On the Abu Dhabi and Dubai border, on the Abu Dhabi side. Aldar puts Expo City Dubai, Dubai Parks and Resorts and the future Palm Jebel Ali within a 20 minute drive, with Yas Island, Zayed International Airport and Abu Dhabi city a short drive the other way.

Al Ghadeer British School is due to open for the 2030 academic year. Aldar Education will run it on the British curriculum with room for more than 2,800 students, from early years to secondary.

Yes. Al Ghadeer is freehold for every nationality. Aldar reported that 64% of Al Ghadeer Gardens sales went to expatriate residents and overseas buyers, with the UAE, India, China and Jordan among the top nationalities.

On a finished home up to AED 5 million, an expatriate buying a first home needs at least 20% and a UAE national 15%. On a new home still being built, a bank lends no more than 50% of the value, so most launch buyers pay the instalments first.

Yes. One of our two bedroom townhouses in Al Ghadeer 1 is rented today. The lease passes to you with the home and runs until its end date, so the rent starts on day one; ask us for the contract dates before you offer.
