Al Ghadeer Gardens

The community sits within the Al Ghadeer master development in Abu Dhabi, on the border the emirate shares with Dubai. Expo City Dubai, Dubai Parks and Resorts, Al Maktoum International Airport and the future Palm Jebel Ali are each within a 20 minute drive, while Yas Island, Zayed International Airport and Abu Dhabi city remain accessible in the other direction.

Al Ghadeer Gardens is developed by Aldar Properties. Aldar announced the community in May 2026 and released it for sale from 18 May 2026, presenting it as modern family housing on the key growth corridor between Abu Dhabi and Dubai. Aldar is building and delivering the project directly.

There are 437 homes across three formats: 108 two bedroom townhouses, 164 three bedroom townhouses in middle and corner positions, and 165 four bedroom standalone villas. Each home is laid out over ground and first floors and comes with its own private outdoor space. Built up areas have not yet been published by the developer.

Prices start from AED 1,700,000. Figures vary by layout and plot position, with the four bedroom standalone villas sitting at the top of the range. Aldar has not published a full public price list covering every layout, so speak to a Masterpiece Property advisor for current pricing and the plots still open.

Aldar is selling the community on a 55/45 payment plan. The Down Payment is 5% on booking, followed by 50% in stages tied to construction milestones, with the remaining 45% falling due on handover. The structure keeps the upfront commitment modest and holds back close to half the purchase price until completion.

Completion is scheduled for the fourth quarter of 2029. Under the 55/45 plan, 45% of the purchase price falls due at that point, with the milestone payments spread through the construction period that precedes it. Buyers therefore commit a little over half the price before the keys are handed over.

More than 30,000 square metres of landscaped open space runs through the masterplan, with shaded walkways and a pedestrian friendly layout. Shared facilities include a resort style swimming pool, splash pads, open play areas, sports courts, a fully equipped gymnasium and multipurpose spaces, alongside an edible garden, desert stargazing lawns and an events lawn.

Aldar positions the community at first time homeowners, young families, professionals and investors. The Al Ghadeer British School, opening for the 2030 academic year on the British curriculum, suits families, while the freehold title and the location on the growth corridor between Abu Dhabi and Dubai appeal to investors.
