Reem Hills Phase 2 launched three bedroom townhouses from AED 2,200,000 on 40/60: AED 880,000 through the build and AED 1,320,000 at handover. The Phase 2 townhouse we list today asks AED 4,200,000 on resale.
The 2% is Abu Dhabi's registration fee. On a resale contract, ask the seller for the developer's statement of what is paid and what is still due.

How to buy
Four steps. Almost every house here is the resale of a contract, so the second step matters most.
Reem Hills for a garden on the hill, Maysan for a gated townhouse, a podium townhouse for the tower's facilities.
Ask for the developer's statement: what the first owner has paid, what is still due and the handover date.
Get the bank's terms in writing before you sign. On an unfinished house it will lend a smaller share of the price.
Register the sale with the 2% fee. The keys follow at handover: 2027 at Thoraya, Q4 2027 at Radisson Residences.

Yes, but few. Reem Hills by Q Properties is planned for nearly 2,700 homes, most of them villas, on a man made hill on the east of the island, and Modon plans villas in the later phases of Maysan. The rest of the island is apartments, with townhouses in a few tower podiums. We list no villa on the island this week.
Sunset Valley at Reem Hills launched three bedroom townhouses at AED 2,200,000 and four bedroom twin villas at AED 3,700,000, and both sold out. Thoraya started at AED 3,700,000 and Radisson Residences at AED 2,500,000 for a two bedroom townhouse. The townhouse we list at Reem Hills 2 asks AED 4,200,000.
Yes. Reem Hills occupies the eastern side of Al Reem Island: an AED 8 billion masterplan across 1.8 million sq m, planned around a man made hill with a private beach, parks, schools, mosques and a community centre for more than 15,000 residents.
Not at the launch prices. Maysan's first phase sold out within hours in October 2024, and Modon awarded an AED 1 billion construction contract for its 376 homes in December 2025. Houses there now come from resale, and Modon plans villas, park villas and beach villas in later phases.
The developer lists Reem Hills villa handovers for Q2 2026. Thoraya is scheduled for 2027 and Radisson Residences for Q4 2027. Sunset Valley, Mayar and The District have no published handover date.

An apartment, usually on the top floors of a tower, sold for its floor area, private pool and view. Radiant Elite Tower in Shams Abu Dhabi, due in Q4 2028, includes twelve sky villas. If you want a house on the ground, look at Reem Hills and Maysan.
