Mayar

Mayar sits on Al Reem Island in Abu Dhabi, within Maysan, a freehold community by Modon Properties that covers more than 600,000 square metres. Mayar is one of the two districts in the first phase of Maysan, alongside Thoraya, and the masterplan gives residents access to the beach, landscaped parks and a community centre.

Mayar is developed by Modon Properties, the Abu Dhabi developer behind Reem Hills, Muheira and Tara Park on Al Reem Island, as well as the Al Naseem, Bashayer and Nawayef communities on Hudayriyat Island. Modon launched the first phase of Maysan in October 2024 and awarded the AED 1 billion main construction contract in December 2025.

Mayar comprises 60 townhouses and 132 stacked maisonettes, the figures Modon published when it awarded the main construction contract. The maisonettes sit within four storey buildings and were introduced as a new concept for Abu Dhabi. Across the wider Maysan masterplan, homes are planned from three to five bedrooms, with villas and beach villas set for later phases.

A stacked maisonette is a home that takes its own levels within a low rise building, so it lives like a house while sitting inside a four storey structure. Modon brought the format to Abu Dhabi with Maysan and positioned it for larger families, for investors, and for buyers who want apartment living in a resort setting.

Mayar is a secure, gated district built around a spacious spine park with scenic walking trails. The wider Maysan community adds landscaped parks, a community centre and access to the beach, so residents reach the shoreline and the parks without leaving the masterplan. These amenities were planned into the community from the outset rather than added later.

Yes. Maysan is a freehold development and sales opened to buyers of all nationalities when the first phase launched in October 2024, so a home at Mayar can be owned outright. Modon confirmed that phase one sold out on the day of launch, so availability now depends on resale or on later phases of Maysan.

Modon awarded the main construction contract for the Maysan project to Trojan Construction Group in December 2025, with a total value of AED 1 billion. Mayar is therefore in construction rather than at concept stage. Modon has not published a handover date for the district, so completion timing is worth confirming before you commit.
