Three towers and a beachfront clubhouse

Burtville's renders show three towers rising above a landscaped podium with pools, loungers and a court. A decked link crosses the access road to a low-rise clubhouse on the beach, where sunbeds and parasols line the sand in front of the water. Pre-launch material gives 73% of the site to landscape and 27% to the building footprint, and describes the project as a contemporary waterfront residence combining city access, resort amenities and expansive water-facing outlooks.

Residences and floor plans

The residences range from 1 to 5 bedrooms. The floor plans show single-level apartments with 1, 2 or 3 bedrooms and two-level duplexes with 3, 4 or 5 bedrooms, each duplex drawn with an internal staircase and a double-height open void. Every plan shows a living and dining area, a kitchen and at least one terrace, with room dimensions printed in metres. The plans give no total areas, so our team shares sizes, prices and availability for each layout on request.

Amenities and resort zones

The signature amenities listed for Residence 77 are a beach club, a rooftop infinity pool, fitness and wellness facilities, a sky garden and lounges, padel and a running track, kids' areas and a nursery, BBQ and social terraces, a co-working library, and retail and dining. They are organised in three zones: the podium for arrival, recreation, retail and dining; the sky levels for the infinity pool, sky garden and lounges; and a family zone with play areas, a nursery and landscaped social spaces.

Location on Al Reem Island

Residence 77 sits next to Reem Central Park on Al Reem Island, with outlooks over the Arabian Gulf, a channel with the city skyline beyond, and the mangroves. Approximate travel times given in the pre-launch material are about 5 minutes to Reem Mall and the Galleria, about 10 minutes to the Abu Dhabi business district and the Corniche, about 15 minutes to Saadiyat Cultural District and about 30 minutes to Zayed International Airport.

Payment plan and handover

Pre-launch material shows a 50/50 plan: a 10% Down Payment on booking, 40% during construction paid as 2% every three months from 1 January 2027 until Q4 2031, and the remaining 50% on handover, expected in Q4 2031. Ownership and the developer

Pre-launch material lists the residences as freehold and delivered fully furnished. Burtville Developments is the Abu Dhabi developer of the Bab Al Qasr residences. In August 2026 it began handing over its Ville 11 project in Masdar City, 14 months ahead of the handover originally scheduled for September 30, 2027, and in March 2026 it said it planned to launch new developments during the year in locations including Al Reem Island.
