The brochure sets the total area of every layout: 16 one bedroom apartments of 815 sq ft, 63 two bedroom apartments of 1,303 to 1,634 sq ft, 16 three bedroom apartments of 2,522 sq ft, 4 four bedroom penthouses of 3,815 to 3,821 sq ft on floors 21 to 24, and 5 four bedroom sky villas of 2,637 to 4,939 sq ft laid out over two levels. Apartments sit on floors 5 to 20. GAF notes that dimensions and layouts are indicative and may change slightly as the design develops.

Amenities and lifestyle

GAF lists a fitness centre, a rooftop yoga pavilion, a holistic wellness spa, a residents lounge, outdoor swimming pools for adults and kids, a cinema room, a sky view lounge, an outdoor kids play area, a concierge service, a smart home system, year round cooled outdoor seating, a retail podium, a dining terrace and resident parking. An exclusive cooling system will serve all balconies and outdoor spaces, and the landscape uses biophilic planting with shaded walkways.

Location and connectivity

Flow25 is on Al Reem Island. GAF's factsheet puts Reem Mall about 7 minutes away, The Galleria Mall on Al Maryah Island about 10 minutes, Saadiyat Island about 15 minutes, Yas Island and Zayed International Airport about 27 minutes each, and Dubai about 55 minutes.

Handover and payment plan

GAF gives April 2029 as the estimated handover. Its factsheet sets a Down Payment of 10 percent on signing the sale agreement, 40 percent during construction and 50 percent at handover, with an option for a flexible plan after handover. Prices, payment terms and unit availability are indicative and may change, so we confirm the current terms and the specific unit in writing before you reserve.
