Thoraya

Thoraya sits on Al Reem Island in Abu Dhabi, one of the two districts released in phase one of Maysan, the Modon Properties community. Three bridges carry the island's traffic to the mainland, putting downtown Abu Dhabi roughly 10 minutes from the door and Zayed International Airport roughly 20 minutes.

Maysan is a freehold Modon development of more than 600,000 square metres on Al Reem Island. Its first phase held two districts: Mayar, with 132 stacked maisonettes, and Thoraya, with 184 townhouses. Later phases are planned to add villas, park district villas and beach villas in three to five bedroom formats.

Thoraya is a townhouse only district of 184 homes in three and four bedroom layouts. Three bedroom townhouses start from AED 3,700,000 at around 2,540 sq ft, and four bedroom townhouses start from AED 4,900,000 at around 3,430 sq ft. Thoraya is offered on a 50/50 payment plan. Half the purchase price is paid as the Down Payment when the sales agreement is signed, and the other half is paid on handover. Masterpiece Property can confirm the full schedule and any developer terms that apply at the time of reservation.

Handover is scheduled for 2027. Construction is under way after Modon awarded Trojan Construction Group the main construction contract for Maysan in December 2025, a package worth AED 1 billion covering 376 homes across the Thoraya and Mayar districts. The precise handover quarter should be confirmed with the developer.

Within Thoraya, residents share communal gardens, children's play areas and a gym, all behind a private entrance. The wider Maysan development adds landscaped parks, a spine park running through it, beach access and a community centre, while Reem Mall, Reem Central Park and Al Fay Park sit nearby on the island.
