Sunset Valley sits within Reem Hills, the master community on the eastern side of Al Reem Island in Abu Dhabi. Reem Hills covers 1.8 million square metres and is planned for nearly 2,700 homes and more than 15,000 residents, and the island is linked to the Abu Dhabi mainland by road.

Sunset Valley was developed by Q Properties, a subsidiary of Q Holding, which announced the cluster as one of four in the second release at Reem Hills, alongside Reem Avenue, Canal Promenade and Canal Side. The Reem Hills master community is today presented by Modon.

Reem Hills Phase 2 was announced with 3 bedroom townhouses from 2,378 sq ft and 4 bedroom twin villas from 3,887 sq ft, and those are the two layouts recorded for Sunset Valley. The phase was released in three architectural styles, named Chic, Rhythm and Minimal.

At launch the 3 bedroom townhouses were priced from AED 2,200,000 and the 4 bedroom twin villas from AED 3,700,000, as published by the developer. Because the phase sold out, current figures are set by the resale market and vary with the individual unit, plot and outlook, so ask us for live pricing.

The structure recorded for this cluster is a 40/60 split, with 40 per cent payable across the construction period and the remaining 60 per cent on handover. Resale purchases follow a different route, so the terms of any individual home should be confirmed before an offer is made.

Reem Hills is being delivered in phases. The developer's current material lists villa handovers in the second quarter of 2026 and apartment handovers in the second quarter of 2027, and earlier reporting put the first phase at December 2024. No separate handover date is published for Sunset Valley, so confirm the programme with us before committing.

Residents share the Reem Hills facilities, which the developer lists as a club house, swimming pool, gym, tennis courts, jogging trails, parkland, water features, a mosque, a community centre and space for retail, restaurants and a supermarket. Schools and a private beach form part of the wider masterplan.

Yes. Homes at Reem Hills can be owned outright by buyers of all nationalities. The developer also notes that a property valued at AED 2 million or more qualifies the buyer for the UAE Golden Visa, and both Sunset Valley launch prices sit above that level, which suits overseas purchasers and long term residents.
