What an Al Maryah apartment costs on top of the price
ADGM, not DARI, registers property here, and its rules put the 2% transfer fee on the seller. The buyer's costs are the Down Payment and, with a loan, a small mortgage fee.

Our studio on transfer day
Once the tower is finished, 20% down on our AED 780,000 studio is AED 156,000 and the loan AED 624,000, plus ADGM's AED 624 mortgage fee. Before then a bank lends at most AED 390,000.

Yes. Al Maryah Vista 2 is 61% built on Reportage's own tracker and sells from AED 540,000, and Jumeirah Residences is due to open in 2031. Both of our listings are contracts in Vista 2 sold on before completion.
ADGM's Registration Authority. Al Maryah and Al Reem Islands are ADGM jurisdiction, so sales, transfers and mortgages there are registered with ADGM, online through AccessRP, rather than with DARI.
ADGM's 2024 fee rules set it at 2% of the property value or its fair market value, whichever is higher, and name the seller as the party who pays it. Registering a mortgage costs 0.1% of the loan.
For a finished first home under AED 5 million, Central Bank rules ask 20% of an expatriate and 15% of a UAE national. While the tower is still being built, as Vista 2 is, a mortgage is capped at 50% of the value.
