Luxury Real Estate on Al Maryah Island

Jumeirah Residences brings 253 branded homes from one bedroom to five bedroom penthouses, opening in 2031. Al Maryah Vista 2 holds 66 three bedroom lofts, 16 three bedroom duplexes and 41 four bedroom duplexes of up to 2,515 sq ft. Rosewood Abu Dhabi keeps 134 residences and Four Seasons Hotel Abu Dhabi 124 inside their towers.

A 186 metre branded tower by Emirates Developments with Jumeirah, designed by Killa Design, beside The Galleria on the island's canal. Its 253 homes run from one bedroom apartments to five bedroom penthouses, each with a private terrace, and a ring shaped sky deck carries a glass bottomed pool. It is due to open in 2031; prices and sizes have not been published.

ADGM's Real Property fee rules set the transfer fee at 2% of the property value or its fair market value, whichever is higher, and charge it to the seller. A mortgage adds a registration fee of 0.1% of the amount borrowed. Check who pays what in your sale contract before you sign.

ADGM's Registration Authority, because the island is part of ADGM, the international financial centre that also covers Al Reem Island. Sales are recorded online on AccessRP or at the ADGM Service Centre, and property disputes go to the ADGM Courts.

Emirates Developments gives these drive times from the island: 10 minutes to downtown Abu Dhabi, 12 to Louvre Abu Dhabi, 14 to the Saadiyat Cultural District and 25 to Yas Island and Zayed International Airport.

The island joins ADGM, The Galleria's shops and restaurants, Cleveland Clinic Abu Dhabi and two five star hotels, with a 5.4 km waterside promenade, Highline Park, tennis and basketball courts and football academies. Its towers face the canal and Al Reem Island.
