The honest answer
Buyers ask for five million because it sounds like the number that removes limits. Our own stock says something different. Move up from one million and the choice grows quickly. Move from four million to five and almost nothing changes.

Buy off plan
Off plan buying spreads the cost over the build, usually with a deposit of five to twenty percent and the rest across instalments to handover.

Both are sensible under five million. They suit different people, and the difference is mostly about when you need the keys and how you want to pay.

Before you set the budget
The purchase price is not the total. Plan for roughly four to five percent above it on a cash purchase, more if you are borrowing.

On an apartment at AED 1,500,000 bought with cash, budget about AED 60,000 for the transfer and agency fees together, so roughly AED 1,560,000 in total. With a mortgage at the twenty percent deposit, you would need about AED 300,000 in cash plus those fees.

How it works
For a resale home the whole process usually runs four to eight weeks from offer to keys.
Price plus about four percent in fees, or your deposit plus fees if you are borrowing. Get a mortgage pre approval first if you need one; it makes your offer stronger.
Decide where you want to live or let first. The same money buys very different homes on Al Reem and in Al Ghadeer.
See the home, then ask about service charges, the tower's condition and how quickly units let there. We give you both sides.
Once the price is agreed, both sides sign an MOU and the buyer usually pays a ten percent deposit.
If you are borrowing, the bank values the home and issues the final offer letter.
Fees are paid, the title deed is issued in your name at the Department of Municipalities and Transport, and you get the keys.
