Selling a ready home in Abu Dhabi takes about 1 to 4 weeks when both sides pay cash, around 6 weeks when one side has a mortgage and around 8 weeks when both do. The sequence is fixed: choose an agency licensed by ADREC, the Abu Dhabi Real Estate Centre; set the price from recent sales; get the Madhmoun permit before the first advert; take an offer; sign the sale agreement and collect the developer's No Objection Certificate (NOC); then register the transfer through DARI and TAMM, where the buyer receives the new title deed. This guide covers each step, the official fees and documents, the questions to ask an agency and a timeline. Prices and timing move with the market, so read every figure as a planning guide, not a promise.

How Long a Ready Home Takes to Sell, and What Speeds It Up

The timeline depends on how the buyer pays and whether your home carries a loan. In our experience a cash seller and a cash buyer complete in 1 to 4 weeks, one financed side takes around 6 weeks and two financed sides around 8 weeks. One consultant who manages every party in the same week shaves time off every stage.

What speeds a ready home up is not luck:

  • A price set from recent registered sales in your building, not from the asking prices of unsold homes.
  • A vacant home, or a rented one whose Tawtheeq contract, rent and end date are stated in the advert.
  • Service charges paid up, the NOC requested on the first serious offer, and a bank liability letter in hand if there is a mortgage.
  • Photos taken after a clean and small repairs, and viewings at short notice, including evenings and weekends.

Prices, rents and bank rates move in both directions: a home priced at the market sells in weeks, a home priced above it waits for the market to catch up. In our experience viewings pick up from September to April and slow in the summer months and the main holidays.

Step 1: Choose the Agency: the Licence, the Broker Card and What a Good One Does

Abu Dhabi's Law No. 3 of 2015 on the regulation of the real estate sector says that no person may act as a broker or a broker's employee without a licence from the Department, on pain of up to six months in prison and a fine of AED 50,000 to AED 200,000. ADREC, established in November 2023 by the Department of Municipalities and Transport, runs the licensing and publishes the register; our guide to ADREC, DARI, Tawtheeq and Madhmoun explains what each body does.

In the ADREC Directory, choose Professions and search the company name: a licensed brokerage shows a Brokers (Company) entry with its profession licence number, the issue and expiry dates, its trade licence and an Our Employees tab naming every broker employee. The person who values your home should be on that list, because a broker's employee may work only in the name of the licensed company; both licence numbers must be on the business card, and the company's registration number on every advert and document.

Before any work starts, the law requires a written brokerage contract on the Department's format, registered within 15 days of signing and before the broker receives any money from you. Under Madhmoun at most three approved brokers may advertise one property, so decide whether one agency holds the listing or shares it. A good agency then values the home from recent sales, requests the permit, produces the photos and the listing, screens buyers, runs the viewings, advises on every offer and chases the NOC, the bank letters and the registration to the new title deed. The broker must also keep you informed of every detail of the negotiations, and may not act for both sides unless both know and agree in writing. Our guide on how to check a real estate agency in Abu Dhabi walks through each check.

Step 2: Set the Right Price

The market sets the fair price, and getting it right from day one decides how fast a ready home sells. A sound price rests on the registered sales of comparable homes in your building or community over recent months, the homes competing with yours today, and the condition, floor, view and layout that make yours different. Ask the agency to show you the sales it used.

An official valuation exists: the Department of Municipalities and Transport issues a valuation certificate through TAMM for AED 900 on a residential property in 3 working days. A financed buyer's bank will order its own valuation, and that figure matters most: the buyer brings a Down Payment and the bank lends the rest against its valuation, so a price well above recent sales can fail at the bank after the buyer has said yes.

Two price points widen the pool of buyers. A home at or above AED 2,000,000 meets the value threshold for the Golden Visa, which brings investor buyers; our Golden Visa guide explains the rules. A home a bank will finance reaches every buyer who needs a loan; our mortgage guide sets out what buyers can borrow and the mortgage calculator shows the monthly cost of a price. A free valuation request gets you our listing team's price range within a day. Our guides to apartments for sale and villas for sale in Abu Dhabi compare the communities, our area pages show what is listed around you, and our article on ready homes versus off-plan shows how buyers weigh your home against a new launch.

Step 3: Market the Home: the Permit, the Photos, the Listing and the Viewings

Nothing may be advertised before the permit. Madhmoun, which means verified in Arabic, is ADREC's listing system: only verified properties may be listed, and advertising is limited to a maximum of three approved brokers per property. The agency requests the permit on DARI and you, the owner, approve it online. Every advert then carries the permit number, which anyone can check on ADREC's verify document page. Our article on the Madhmoun regulation explains who needs a permit and how one is applied for.

Then the home itself. Buyers decide from the photos whether to book a viewing, so the home is cleaned, decluttered and photographed in daylight, with a video or a virtual tour for buyers abroad. The listing states the registered size, bedrooms, floor and view, parking, whether the home is vacant or rented, the service charge and the permit number, and goes out to the main listing platforms and our buyer lists; every home we market appears on our Abu Dhabi property for sale pages with its permit shown. At the viewing the buyer sees the finish, the light and the neighbours today, so keep the home ready at short notice, with the title deed, the service charge statement and the permit number to hand.

Step 4: The Offer, the Agreement and the NOC

An offer becomes a sale when both sides sign a sale agreement, a memorandum of understanding or the Sale and Purchase Agreement, fixing the price, the deposit, who pays the registration fee, the completion date and what happens on a withdrawal. The deposit is held as the agreement says, never paid to a personal account; the law makes the broker the custodian of any deeds you hand over.

The developer or community management issues a No Objection Certificate confirming there are no outstanding service charges or disputes on the unit; in our experience it takes 3 to 7 working days and is usually valid for 30 days, so apply on the first serious offer and settle any arrears first. Each developer sets its own NOC charge. If you have a mortgage, ask your bank for the liability letter at the same time: it states the exact amount to clear the loan, and the Central Bank caps the charge for it at AED 85.

Step 5: Clear the Mortgage and Register the Transfer

The transfer is registered with the Department of Municipalities and Transport through DARI and TAMM, or at an approved trustee office. TAMM lists the documents as the Emirates ID, the sales agreement and the real estate appraisal form, and the service takes 1 working day; the buyer receives the new title deed. If your home carries a loan, the bank is repaid from the proceeds at the transfer and the mortgage is released in the same application: TAMM lists a mortgage release fee of AED 900 and an electronic service fee of AED 55, and the Central Bank caps a bank's early settlement charge at 1% of the outstanding balance or AED 10,000, whichever is less.

Homes on Al Reem Island and Al Maryah Island are registered with ADGM, the Abu Dhabi Global Market. ADGM's fee rules set the transfer fee at 2% of the property value or the fair market value, whichever is greater, paid by the transferor, which is the seller, and the discharge of a mortgage at AED 1,000. Ask the agency which register your home sits on before you agree who pays what.

The Official Fees a Seller Meets

These are the fees the authorities published on 1 October 2026. The sale agreement decides who pays the registration fee outside ADGM; on Al Reem and Al Maryah the rules put the transfer fee on the seller. No figure here is an agency charge.

A seller abroad can act through a power of attorney, as TAMM's service pages allow; confirm the format the registration office accepts before you travel.

Selling a Rented Home

A tenanted home can be sold, and the lease travels with it. Abu Dhabi's tenancy law, Law No. 20 of 2006, keeps the tenancy contract effective against the new landlord when the title passes, and requires two months' written notice before expiry on a residential property if either side does not want to renew. Since June 2026 the increase allowed on renewal is 0% until further notice, and renewals reference the rent in the last registered Tawtheeq contract, so the buyer inherits your tenant, your rent and your end date. State all three in the advert; our Abu Dhabi rental index guide shows what the rent compares with.

Questions to Ask an Agency Before You Sign

  1. What is your company profession licence number, and which broker employee will handle my home?
  2. Which recent sales did you use to reach the price, and may I see them?
  3. Will you request the Madhmoun permit before any advert, with the permit number on every listing?
  4. Is the listing exclusive or shared with other brokers, and how many?
  5. Who takes the photos and the video, and when do I approve the listing text?
  6. How and how often will you report viewings and feedback to me?
  7. Who holds the buyer's deposit, and under what written terms is it returned?
  8. When will you apply for the NOC, and who settles the service charge statement first?
  9. If my buyer needs a mortgage, who manages the bank valuation and the two banks on the day?
  10. Who attends the transfer with me, and what happens if the buyer withdraws?

Written answers to these questions separate a managed sale from a listing that waits. Our FAQ page and our Abu Dhabi property guides answer the rest.

FAQ

How long does it take to sell a property in Abu Dhabi?

About 1 to 4 weeks when both sides pay cash, around 6 weeks when one side has a mortgage and around 8 weeks when both do.

How can I sell my ready home fast?

Price it from recent registered sales, get the Madhmoun permit and good photos out in the first week, keep the home ready for viewings, request the NOC on the first serious offer, and let one licensed consultant chase the bank, the developer and the registration office.

Do I need a Madhmoun permit to advertise my home?

Yes. Only verified properties may be listed, by at most three approved brokers. The permit is requested on DARI, approved by the owner before the first advert, printed on the listing and checkable on ADREC's verify document page.

How do I check that an agency is licensed?

Search the company in the ADREC Directory under Professions: a licensed brokerage shows its profession licence number, its expiry date, its trade licence and its broker employees. The person you deal with should be on that list.

What is an NOC and why do I need one to sell?

A No Objection Certificate from the developer or community management confirms there are no outstanding service charges or disputes on the home; the transfer cannot be registered without it. In our experience it takes 3 to 7 working days and is valid for 30 days.

What official fees does a seller pay in Abu Dhabi?

The registration fee is 2% of the contract value plus an AED 875 e-service fee; the sale agreement sets who pays it. A mortgage release costs AED 900 plus AED 55. On Al Reem and Al Maryah Island the ADGM transfer fee is 2% of the price or market value, whichever is greater, paid by the seller. The developer sets its own NOC charge.

Can I sell a property with an outstanding mortgage?

Yes. Your bank's liability letter states the exact amount to clear the loan; the bank is repaid from the proceeds at the transfer and the mortgage is released in the same application. The Central Bank caps the early settlement charge at 1% of the balance or AED 10,000, whichever is less.

Can I sell a home that is rented out?

Yes. The tenancy contract stays effective against the new owner, so the buyer takes over the tenant, the rent in the last registered Tawtheeq contract and the end date. State all three in the advert.

How is my property's sale price determined?

From the registered sales of comparable homes in your building or community, the homes competing with yours today, and your home's condition, floor and view. An official valuation certificate costs AED 900 for a residential property.

When is the best time of year to sell property in Abu Dhabi?

In our experience viewings and serious offers pick up from September to April and slow in the summer months and the main holidays.

Do I need an agent to sell property in Abu Dhabi?

Not by law, but anyone who markets or negotiates for you must hold an ADREC licence, sign a written brokerage contract with you and register it within 15 days. A licensed agency brings the permit, the reach, the buyer screening and the management of the NOC and the transfer.

How can I sell my property in Abu Dhabi with Masterpiece Property?

Request a free valuation online or call 800 666 888. Our listing team calls you with a price range from the sales in your building, requests the ADREC permit for your approval, markets the home and manages every step to the transfer.
