The Row Saadiyat sits in the Saadiyat Cultural District on Saadiyat Island in Abu Dhabi. The buildings overlook the Zayed National Museum and stand within walking distance of Louvre Abu Dhabi, Guggenheim Abu Dhabi and the Natural History Museum Abu Dhabi. Shaded, air-conditioned pedestrian bridges connect the quarter to Saadiyat Grove and onward to Mamsha Beach.

The Row Saadiyat is developed by Aldar Properties, with architecture by Bjarke Ingels Group and interiors by Kettle Collective. The quarter is arranged as seven mid-rise buildings, each of nine floors above two parking basements. The first phase covers three of those buildings and 315 apartments, which were released for sale on 1 November 2025.

The release covers one, two and three bedroom apartments, with the larger layouts adding a maid's room and a study. One bedroom homes are published at 957 sq ft and two bedroom homes at 1,496 sq ft, rising to 2,238 sq ft with a maid's room. The three bedroom layout with a maid's room and study is published at 2,895 sq ft.

Published starting prices are AED 3,700,000 for a one bedroom apartment, AED 5,800,000 for a two bedroom apartment and AED 16,000,000 for the three bedroom layout with a maid's room and study. The figure for any individual apartment depends on the building, the floor level, the terrace size and the outlook towards the museums.

The published plan is structured 65/35. Buyers pay a 5% Down Payment on booking, then 60% across construction, with the remaining 35% due on handover. Because completion is scheduled for the first quarter of 2030, the construction instalments are spread over several years, which keeps the annual commitment lower than a short off-plan schedule.

It also suits investors, who get a staged plan running to 2030, freehold ownership open to all nationalities, smart home systems, and a development targeting a 3 Pearl Estidama rating and a 2 star Fitwel certification.
