Sei Saadiyat is Aldar's new residential collection in Saadiyat Cultural District, the museum precinct of Saadiyat Island in Abu Dhabi. The name Sei means stillness and calm in Japanese, and the whole community is designed around that idea: wellness, relaxation, fitness and social connection, set among landscaped courtyards a short walk from Louvre Abu Dhabi, Zayed National Museum and the upcoming Guggenheim Abu Dhabi.
The development brings 778 homes across six residential buildings of contrasting heights. The first phase releases 265 homes in two buildings, with sales opening on 16 September 2026 and handover expected in Q4 2030. Homes range from one, two and three bedroom apartments to a new loft format that Aldar is introducing with this project: double-height open-plan living spaces with elevated bedrooms overlooking the main living area, expansive windows and flexible working space.

One bedroom apartments start from AED 2.95M at around 753 sq ft. Two bedroom apartments start from AED 4.5M at around 1,087 sq ft, and the two bedroom plus maid's room layout starts from AED 5.4M at around 1,475 sq ft, which gives it a lower price per square foot than the regular two bedroom. The signature Kanso homes complete the collection: the two bedroom Kanso Loft from AED 7.5M at around 1,625 sq ft, and the three bedroom Kanso Residence with maid's room and study from AED 8.4M at around 2,239 sq ft. Selected larger residences enter below comparable Cultural District pricing per square foot.
A wellness-led community
Shared amenities include garden-based hot and cold pool experiences, a Zen garden with a serenity pool, outdoor yoga decks and a pod garden, three indoor gyms, outdoor fitness areas and sports courts. A specialist clinic dedicated to health, physiotherapy and recovery sits within the community, alongside a library and gaming lounge, cinema rooms, co-working spaces, an indoor kids' club and outdoor children's play areas. Landscaped courtyards between the buildings carry meandering walking paths, layered planting, art and quiet spaces for reflection, and curated retail, cafes and restaurants serve everyday needs.

Payment plan and ownership
Sei Saadiyat is offered on a 50/50 payment plan: 5% on booking, a further 45% in instalments during construction and 50% on handover. Saadiyat Island is a designated investment zone, so buyers of all nationalities can own on a freehold basis.
