Two gated communities: Talay and Talay Beach

Talay sits at the heart of the destination with 167 standalone villas designed around family life, greenery and a strong sense of community, with handover expected in Q4 2029. Talay Beach has 184 standalone villas set closer to the beach, with easy access to the shoreline and the waterfront, and handover expected in Q2 2031. Both are gated with 24/7 security, and both have the beach and a retail hub within 1 km.

The villas

Every villa is standalone, with a generous 4 to 6 bedroom layout and a private backyard that gives a family room to grow. The architecture is contemporary, with a choice of facades so that each home has its own character, and the homes are planned for indoor and outdoor living with privacy and a close connection to the landscape. Bespoke louvre details were created with Emirati artist Abdalla Almulla. Aldar has not yet published villa sizes, plot sizes or floor plans, and we share them with registered buyers as soon as they are released.

Rooted in Emirati tradition

The community is centred on a landscaped green spine. Water channels inspired by the traditional aflaj irrigation system run through it and cool the landscape, an outdoor majlis pavilion gives neighbours a place to gather, and the boundary walls and screens reinterpret areesh, the traditional palm frond building technique, in a design by Abdalla Almulla. He has also been commissioned to create a landmark fountain within Talay.

Amenities and services

Residents have a community pool and kids' pool, a gym and fitness facilities, a padel court, a jogging track, cycling loops, picnic areas, a pet park, maritime inspired children's play spaces, landscaped green spaces and EV charging stations. Talay Beach adds a kitchen garden. Cafes, dining and retail are close by, and community maintenance is part of the service.

Location, schools and the wider destination

The marina and yacht club are within 1 km, and a school, a nursery and a mosque are within walking distance. Marsa Al Saadiyat plans three schools inside the masterplan, and Saadiyat Island is home to Cranleigh Abu Dhabi, Muna British Academy, American Community School of Abu Dhabi, Harrow International School Abu Dhabi, Berklee Abu Dhabi and NYU Abu Dhabi. The destination covers about 6.4 million sqm with 8 km of coastline, 5.6 km of beaches, a 1 km waterfront promenade, a 350 berth marina, 140 km of walking paths, a 46 km cycling loop and a 73,800 sqm Central Park. It connects directly to Saadiyat Cultural District, with Louvre Abu Dhabi and Guggenheim Abu Dhabi a short drive away, and it will have its own theatre district anchored by Dar Al Funoon and an underground Etihad Rail station.

Sustainability

Talay targets an Estidama 3 Pearl rating, with a reduction of more than 30% in energy use and 42% in water use, recycled and regionally sourced materials, low emitting materials for better indoor air quality and energy efficient lighting.
