The official site lists two home types.

Villas, 6 and 7 bedrooms, in four types:

• Villa 6A: total area 1,248 sq m, on the third row, with a rooftop terrace and sea views.
• Villa 6B, the garden villa: total area 1,248 sq m, at the far end of the beachfront near the townhouses.
• Villa 7A: total area 1,314 sq m, directly on the beachfront with an infinity pool and a sun deck.
• Villa 7B, the rooftop pool villa: total area 1,270 sq m, raised 1.2 metres above the beach villa, with a rooftop terrace and pool.

Each villa has a private lift between floors, a guest bedroom on the ground floor and a private pool.

Townhouses, 3 and 4 bedrooms, in groups of four: the three bedroom type has a total area of 272 sq m and the four bedroom type 310 sq m. Each has a private courtyard, a guest master bedroom on the ground floor, a double-height void and parking. The four bedroom homes face the central park.

Amenities and lifestyle

The official site lists these community facilities:

• Private access to the beach and a direct connection to Jumeirah at Saadiyat Island Resort.
• A community pool, with a pergola and cabana.
• A clubhouse with a community gym and changing rooms for the gym and pool.
• A children's play area, a jogging track, an open lawn, a multiplay court and an open fitness area.
• More than 150 street parking spaces and two entry and exit points.

Residents can use the pools, beach, gym, spa and restaurants at the neighbouring resort.

Location and connectivity

The community is on the shore of Saadiyat Island, with direct access to the beach and a connection to Jumeirah at Saadiyat Island Resort. The developer places the major cultural sites of Saadiyat a 7 minute drive away, and the island is a short drive from Abu Dhabi city centre.

Construction and availability

The Abu Dhabi Real Estate Centre (ADREC) register shows construction at 97.83 percent and 57 of 60 units sold, which is 95 percent, in October 2026. With so few homes left, availability is very limited and changes quickly.

The townhouses suit families who want a private courtyard and beach access on Saadiyat Island without the size of a villa. The villas suit large households and buyers who want a private pool, a lift between floors and a beachfront or rooftop-pool setting.
