The vision

The destination was unveiled in the presence of HH Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, Crown Prince of Abu Dhabi, who announced its new name. Marsa Al Saadiyat replaces the former Saadiyat Marina District, a reference to the UAE's maritime heritage. As master developer, Aldar is responsible for the masterplan, the infrastructure and the long term stewardship of the community, on an island already home to the Louvre Abu Dhabi, Zayed National Museum and the wider Saadiyat Cultural District.

Residences

Four collections are planned: private waterfront mansions on the largest plots with direct water frontage, luxury villa neighbourhoods including a 22.5 metre hillside community of standalone villas, waterfront apartments overlooking the marina and the one kilometre promenade, and a branded residential collection served by the two luxury hotels. Unit sizes, layouts, prices and payment plans have not been released by Aldar and will be shared with registered buyers first.

Abu Dhabi's largest marina

Marsa Al Saadiyat will be home to Abu Dhabi's largest marina, with more than 350 berths for everything from sailing boats to superyachts. A dedicated yacht club, a beach club, a one kilometre promenade of retail and dining and two luxury hotels sit directly alongside the residential neighbourhoods, putting marina life within walking distance of home.

Beaches, parks and everyday life

The masterplan includes approximately 5.6 kilometres of beaches, a 73,800 square metre central park extending to the waterfront, 140 kilometres of walking paths and a 46 kilometre cycling loop that passes within 150 metres of every home. Community clubhouses with outdoor pools, sports courts and children's play areas, two private schools, one public school, six nurseries and premium healthcare are planned inside the community. The masterplan targets an Estidama 2 Pearl community rating, applies Fitwel wellbeing principles and aims for LEED Silver and Gold certification on key assets.

Culture and education

A dedicated theatre district is anchored by Dar Al Funoon, a performing arts destination designed by the late Frank Gehry and opening in 2030, with more than 6,000 seats for opera, ballet, theatre and music. A scenic pedestrian walkway links the destination to the Saadiyat Cultural District, while New York University Abu Dhabi, Berklee Abu Dhabi, Cranleigh Abu Dhabi, the American Community School and Harrow International School are already on the island.

Connectivity

Saadiyat Island sits 500 metres off the Abu Dhabi coast, around ten minutes from the city centre and twenty minutes from Zayed International Airport. Marsa Al Saadiyat adds an underground Etihad Rail station inside a transit oriented hub, new road and tunnel links toward Reem Island and Umm Yifeenah Island, and a planned bridge to a future Aldar island off the Saadiyat coast.

Timeline and registration

Site enabling and infrastructure works are expected to begin in the third quarter of 2026, with the first residential sales expected in the second half of 2026. Both dates are subject to official confirmation by Aldar. Register with Masterpiece Property to receive the brochure, the launch date, the price list and the payment plan as soon as they are released.
