To sell a home in Abu Dhabi you need your title deed as proof of ownership; TAMM lists your Emirates ID, the sale agreement and the real estate appraisal form for the registration; DARI adds the developer's No Objection Certificate; and the home is advertised under a Madhmoun permit. To rent it out you need the home in your DARI account, its Premise ID and the tenant's ID, so you can register the lease on Tawtheeq. Below are both checklists, based on the official TAMM, DARI, ADREC and ADGM pages.
What documents do I need to sell my home?
- Title deed: the proof that you own the home. DARI can issue a title deed certificate.
- Emirates ID: listed by TAMM for the sale registration.
- Brokerage contract: if a broker sells for you, a written contract on the official format, registered within 15 days of signing.
- Madhmoun permit: approved by you before the home is advertised.
- Sale agreement: signed by you and the buyer, and listed by TAMM for the registration.
- Real estate appraisal form: also listed by TAMM for the registration.
- No Objection Certificate: from the developer, confirming there are no late payments on the home.
- If there is a mortgage: ask your bank for a letter showing the amount to clear the loan. TAMM does not list this letter, but the mortgage is released in the same sale service.
- If the home is rented: the Tawtheeq contract, so the buyer sees the tenant, rent and end date.
TAMM lists the sale registration as taking 1 working day, with a fee of 2% of the contract value plus an e-services fee of AED 875. A mortgage release adds AED 900 plus AED 55. After registration, the buyer receives the title deed.
What documents do I need to rent out my home?
- Your home in your DARI account: you select it when you start the lease.
- Premise ID: the 10-digit number on your electricity bill.
- Tenant's ID: Emirates ID or Unified Number for a person, trade licence for a company.
- The agreed terms: rent, start and end dates, deposit, payment method and number of instalments.
- Two decisions: who pays the municipality fee, and whether subletting is allowed.
- Madhmoun permit for rent: if a broker advertises the home.
- Brokerage contract: if a broker finds the tenant for you.
TAMM's page for registering a lease lists municipality permits, a passport, an official letter and the concerned entity's approval, plus supporting documents if needed. A building or villa that is not yet enrolled for leasing in Tawtheeq must be enrolled first. Our Tawtheeq lease registration guide walks through each step.

I live abroad. Can I still sell or rent out?
Many steps can be done from abroad. DARI says you can start, approve or decline applications from abroad, but a step that needs you in person may need a representative. TAMM's certificate services say a representative with a power of attorney can apply for you, and ADGM lets owners who are not UAE residents appoint a representative through a registered power of attorney. Ask the office handling your transaction which power of attorney format it accepts before you sign one.
Is the list different on Al Reem and Al Maryah Islands?
Partly. Homes on both islands are registered with ADGM, and the services run on AccessRP. To sell, ADGM's Transfer of Interest service lists a Buy and Sell Agreement and an Evaluation Certificate as mandatory, with an ADGM fee of 2% of the property value and an electronic service fee of AED 1,000 plus VAT. To rent out, the lease is registered on AccessRP: for a home the occupants are added to the lease, and each occupant needs an Emirates ID. Every advert on the islands needs a permit from ADGM.

DARI says it is a 10-digit number shown on your tenancy or purchase contract and on your electricity bill.
