Owner questions
How much rent can I ask for my apartment?
It depends on the area, building, size, view and furnishing, and outside ADGM on the home's last registered rent. The ADREC rental index on its interactive map gives the average rent for your area as a general guide, not a legal reference. While the temporary 0% measure lasts, ADREC says renewals and new agreements are based on the rent in the last registered Tawtheeq contract. For your exact figure, ask for our free rent estimate, answered within 24 hours by a licensed adviser.
Can I raise the rent in 2026, and does the freeze apply on Al Reem and Al Maryah?
Outside ADGM, not for now. On 3 June 2026, ADREC announced that the Government of Abu Dhabi moved the yearly rent increase from 5% to 0% for residential, commercial and industrial properties, as a temporary measure until further notice, with renewals and new agreements based on the last registered Tawtheeq rent. Al Reem and Al Maryah are governed by ADGM, which confirmed that its 5% yearly cap stays in place there. We check your home's case for free.
Does the 0% rule also apply when I lease to a new tenant?
Yes, outside ADGM. The ADREC announcement says that, while the measure lasts, all lease renewals and new agreements reference the rental rate in the property's last registered Tawtheeq contract. So a lease with a new tenant is also based on that last registered rent. Keep your last registered contract to hand and tell us its rent when you ask for an estimate: a licensed adviser answers within 24 hours.
Can the rent be paid in several cheques?
Yes, if you and the tenant agree. When you register the lease in DARI, you enter the payment method and the number of instalments, so the agreed plan becomes part of the registered contract. On Al Reem and Al Maryah, ADGM also leaves rent instalments to agreement between landlord and tenant. Tell us the payment plan you prefer and we take it into account in your free rent estimate.
What do you need from me for a rent estimate?
The area and building, the unit type, bedrooms and size, the view, whether it is furnished, its condition, and when it is free to move into. If the home was leased before, add the rent in the last registered Tawtheeq contract, because outside ADGM the current rules build on it. Send these details and a licensed adviser answers within 24 hours with a free rent estimate for your Abu Dhabi home.
