A fair asking rent in Abu Dhabi starts with two official numbers: the figure for your area on ADREC's rental index, and the rent in your home's last registered Tawtheeq contract. Read both first, then look at the home itself. Here is how, step by step.
Key points
- Start from ADREC's rental index: your area, property type, bedrooms and contract type.
- The index is a general guide, not a legal reference for one unit's rent.
- Since 3 June 2026 the annual rent increase is 0% until further notice; renewals and new agreements reference the last registered Tawtheeq rent.
- On Al Reem and Al Maryah Islands, ADGM keeps its 5% annual cap.
- Decide the deposit and the number of cheques together with the rent.
Step 1: Read your area on the rental index
The Abu Dhabi Real Estate Centre (ADREC) launched the emirate's first official rental index on 20 August 2024, with indicative quarterly rents for areas across Abu Dhabi. It sits on ADREC's Interactive Map, in the Average Rent Prices view.
Search for your district or community, then set the filters: year, property type, bedrooms and contract type (all, new or renewal). If your home has never been registered in Tawtheeq, the figure for new contracts is the closest comparison. If it has been let before, read Step 2 first: ADREC's June 2026 notice makes the last registered Tawtheeq rent the reference for new agreements too.
Read the number for what it is. ADREC describes the index as a general guide based on aggregate data, for information only, and not a legal reference for the exact rent of any unit. Each figure is an average for the area, so your building, view and finish can sit above or below it. Our Abu Dhabi rental index guide lists the figures for the main areas.
Step 2: Find your last registered Tawtheeq rent
In 2026 this step matters more than any index. On 3 June 2026, the Government of Abu Dhabi set the annual rent increase at 0%, down from 5%, for residential, commercial and industrial properties across the emirate. It is a temporary measure that runs until further notice.
ADREC adds that renewals and new agreements use the rent in the property's last registered Tawtheeq contract as their reference. So if your home has been let before, open that contract in DARI and note its yearly rent before you set a new figure. If you are unsure how the rule applies to your unit, ask ADREC through its official channels before you advertise.
Homes inside ADGM's jurisdiction on Al Reem and Al Maryah Islands follow their own rule. ADGM said on 3 June 2026 that its 5% annual cap continues across its jurisdiction.
Step 3: Adjust for your home
With the area figure and your Tawtheeq rent in hand, look honestly at what makes your home different from the average. For a home let before, ask ADREC whether any of these can justify a rent above the last Tawtheeq figure while the 0% measure applies:
- Size and layout, compared with similar homes in the building.
- Floor, view, light and noise.
- Condition: recent paint, working appliances, a serviced air conditioning system.
- Parking, storage, a balcony or a garden.
- Furnished, part furnished or empty.
Write down why your rent sits where it does. A short reason, such as "renovated kitchen, two parking spaces", helps a broker explain the price and helps you hold it in a viewing.
Step 4: Set the payment terms with the rent
The rent is only half of the offer. When a landlord registers a lease in DARI, the form asks for the total rent, the deposit, the payment method, the number of instalments and who pays the municipality fees. Decide these together with the rent, so the figure you advertise is the figure you register.
Before you publish an asking rent
- The area figure from the rental index: latest year, same property type and bedrooms.
- The rent in your last registered Tawtheeq contract, if the home was let before.
- Whether the home is in ADGM, on Al Reem or Al Maryah Island.
- A short list of what puts your home above or below the average.
- The deposit, the number of cheques and who pays which bills.
- Your broker's advertising permit for the home, issued through DARI (you start it or approve it).
