The golf course at the centre

The 18 hole course is the organising idea of the whole masterplan rather than a facility at its edge. A 95 hectare course runs through the community with fairways and water channels, and the homes are named for their relationship to it: golf homes, range villas that look over the practice range, fairway villas along the holes themselves, and golf mansions on the largest plots. Par 3 and Par 4 villas take their names from the same language. A country clubhouse anchors the golf side of the community, with dining and retail, a wellness centre and coworking spaces beside it.

A 2.3 kilometre green spine runs through the community and links the neighbourhoods with parks and shared facilities, and the architecture across every collection is Andalusian inspired. The community is gated with 24 hour private security, and Modon lists a Pearl 3.0 rating as per Abu Dhabi Municipality.

Living on Hudayriyat Island

The island is Modon's own masterplan and one of the largest in Abu Dhabi. The Abu Dhabi Media Office put it at more than 51 million square metres when the plan was revealed, equivalent to 53.8 per cent of Abu Dhabi Island, adding 53.5 kilometres of coastline that includes 16 kilometres of beaches, two hill communities at 45 and 50 metres, a 220 kilometre network of cycle tracks and the largest urban park in the Emirate at more than 2.25 million square metres.

What that means day to day is that the golf course is one part of a much wider outdoor destination. The island already holds Surf Abu Dhabi, built with Kelly Slater Wave Co., Velodrome Abu Dhabi with the first UCI Category 1 indoor cycling track in the region, Marsana Beach, Bab Al Nojoum, OCR Park, Trail X, the Bike Park and 321 Sports. Modon places the community approximately 20 minutes from downtown Abu Dhabi and 30 minutes from Zayed International Airport.

The collection runs from townhomes to mansions. The sizes below are Modon's, and the prices are the average prices the developer publishes per home type, not the lowest price in each collection.

Every home is freehold and open to buyers of all nationalities, and any purchase at or above AED 2,000,000 can support a 10 year UAE Golden Visa application.

Amenities

Shared facilities include the 18 hole golf course and country clubhouse, a wellness centre, dining and retail, multi sports courts, a community centre, a private school, cycling trails, parks and green spaces and coworking spaces. Pets are allowed and the community area includes a dog park.

Payment plan and handover

The published payment plan is 40/60: a 5 per cent Down Payment on reservation, further staged instalments through construction to 40 per cent, and the remaining 60 per cent on handover. Modon gives handover by August 2030, within Q3 2030.

Who it suits

Families and end users get schooling, clubhouse facilities and a golf course setting inside a gated island community about 20 minutes from downtown Abu Dhabi, with the island's beaches and sports venues on the doorstep.
