The collection runs from one to four bedrooms. The developer factsheet places one bedroom apartments at 81 to 94 sqm, two bedroom apartments at 129 to 226 sqm and three bedroom apartments at 178 to 299 sqm, with two bedroom townhomes at 164 to 207 sqm, four bedroom townhomes at 253 to 386 sqm and penthouses at 390 to 489 sqm. Published floor plans show open kitchens that flow into the living and dining room, a powder room off the entrance, a walk in wardrobe and en suite bathroom in the master bedroom, a separate laundry and balconies of 16 sqm even on the smallest apartment type. The wider Bashayer neighbourhood also holds a gated cluster of four and five bedroom villas.

Location and connectivity

Hudayriyat Island sits off the western shore of Abu Dhabi island and is reached by a dedicated causeway, which keeps the Corniche, Sheikh Zayed Grand Mosque and the central business district within a short drive. The island is Modon's own destination and already carries public beaches, the Surf Abu Dhabi wave pool, cycling and running circuits, sports parks and the Bab Al Nojoum beach resort, so the leisure offer around the homes is open and operating rather than promised.

Payment plan and handover

Modon applies a 50/50 structure at Bashayer: 5% Down Payment on booking, 45% paid in instalments during construction and the remaining 50% due on handover. Apartments are scheduled for handover in Q2 2030 and the villas in Q1 2030. The developer published a starting price of AED 2.5 million for a one bedroom apartment, with average prices of about AED 3.15 million for a two bedroom apartment, AED 4.6 million for a three bedroom apartment, AED 4.3 million for a two bedroom townhome, AED 6.2 million for a four bedroom townhome and AED 9 million for a penthouse.

Bashayer Residences suits buyers who want a waterfront address inside a planned island community rather than a single tower, and investors who are watching Hudayriyat while its residential and leisure plan is still being delivered. Because the launch phases were absorbed quickly, most of what changes hands today moves through resale, so the asking price and the transfer position are confirmed unit by unit.
