The village offers three to five bedroom townhouses and twin villas. The published floor plans give the three bedroom townhouse 127 sqm on the ground floor and 121 sqm above it, 248 sqm in total, with an entrance lobby, living and dining rooms, a kitchen, a study with its own bathroom, a laundry and a maid's room downstairs, and three en suite bedrooms with a family living or office space upstairs. The four bedroom townhouse measures 255 sqm and swaps the study for a guest bedroom with its own bathroom. The five bedroom twin villa reaches 341 sqm across three levels, with a show kitchen and a service kitchen, a guest suite on the ground floor, three bedrooms and a family room on the first floor, and a top floor that is delivered either as a flexible bedroom or, in the premium option, as a private gym with a plunge pool, a sauna and a changing room.

Location and connectivity

Hudayriyat Island sits off the western shore of Abu Dhabi island and is reached by a dedicated causeway. From Nawayef Village, Modon places Sheikh Zayed Grand Mosque at about 15 minutes by car, Abu Dhabi Global Market on Al Maryah Island and Zayed International Airport at about 25 minutes, Saadiyat Island at about 35 minutes and Al Maktoum International Airport at about 75 minutes. The island itself carries public beaches, cycling and running circuits, sports parks and the surf lagoon, so daily life outside the gate is already running.

Payment plan and handover

Modon applies a 50/50 payment plan at Nawayef Village: half the price is paid across the construction period and the remaining half falls due when the home is handed over. Handover is scheduled from the first quarter of 2029 and construction started in May 2025. Published pricing starts at AED 4.1 million for a three bedroom townhouse. Pricing for the four bedroom townhouses and the five bedroom twin villas is confirmed on enquiry, since Modon releases these in phases.

Who it suits

Nawayef Village suits families who want a house with a garden and a front door on a street rather than an apartment, while staying inside an island community with schools, a health centre, retail and the beach within a few minutes. It also suits buyers who value a low density setting: the plots sit on the hills between the two Nawayef ridges, and the homes are two and three storeys rather than towers.
