The 4 bedroom villa has a home of 430 sqm (4,628 sq ft) on a 532 sqm (5,726 sq ft) plot, from AED 8,700,000. The 5 bedroom villa has 510 sqm (5,490 sq ft) on a 630 sqm (6,781 sq ft) plot, from AED 10,200,000, and the 6 bedroom villa has 591 sqm (6,361 sq ft) on a 720 sqm (7,750 sq ft) plot, from AED 11,600,000. Buyers choose between Contemporary Arabic and Modernist facades, with varied layouts. Each villa includes a designated space and provision for a swimming pool, subject to community guidelines and approval requirements. Modon has not yet published floor plans or bathroom counts.

The district and its amenities

Modon describes Wadeem Gardens as one connected district where education, hospitality, retail, sport and entertainment are part of the everyday rather than destinations to travel between. The villas sit in landscaped neighbourhoods centred around wellness clubhouses, with green spaces, walking and running trails and waterfront promenades. The homes are not directly on the waterfront, but the promenades are within walking distance of every home, and the community is gated with 24 hour security.

Modon lists a 2.3 km climate controlled spine, an arena, six clubhouses, an office park, healthcare centres, a waterfront promenade, retail and dining, two international schools and cinemas. Modon describes the spine as the world's longest climate controlled spine, connecting 35,000 residents.

Hudayriyat Island and location

Hudayriyat Island is Modon's flagship island, opposite Al Bateen and connected by a dedicated suspension bridge. The Abu Dhabi Media Office put its masterplan at more than 51 million sqm, equivalent to 53.8% of Abu Dhabi Island, with 53.5 km of new coastline including 16 km of beaches. The island destinations Modon lists include Surf Abu Dhabi, Velodrome Abu Dhabi, Marsana Beach and 321 Sports.

Modon's map places Wadeem Gardens at the eastern tip of the island, across the water from the Sheikh Zayed Grand Mosque side of the city. A planned tunnel on the island's eastern side will, according to Modon, give a more direct connection to the Dubai highway. The map gives drive times of about 15 minutes to Zayed International Airport, 20 minutes to Abu Dhabi Global Market (ADGM), 23 minutes to Louvre Abu Dhabi and 25 minutes to Disneyland.

Payment plan and handover

The 25/75 plan starts with a 5% Down Payment on reservation, followed by 5% at Month 8 (June 2027), 5% at Month 14 (December 2027), 5% at Month 20 (June 2028) and 5% at Month 48 (October 2030), bringing the total to 25%. The remaining 75% is due at Month 54 (April 2031). The plan is subject to off-plan mortgage approval, and Modon schedules handover for Q2 2031. UAE Nationals receive a non-transferable 5% rebate from Modon, subject to terms and conditions.

Ownership, resale and financing

Wadeem Gardens is available to buyers of all nationalities on a freehold basis. Resale before handover is allowed once at least 20% of the total purchase price has been paid and all project requirements and guidelines are met. Buyers need not be existing Abu Dhabi Islamic Bank (ADIB) customers: Modon says ADIB is ready to finance the purchase, subject to its standard eligibility checks and approved credit policies.
