Modon's brochure gives the villa area of each type, excluding parking. The four bedroom villa sits on a 750 square metre plot at 490 square metres, or 5,274 square feet, split 320 square metres on the ground floor and 170 above. The five bedroom villa takes a 930 square metre plot at 560 square metres, or 6,028 square feet, and the six bedroom villa uses the same 930 square metre plot at 620 square metres, or 6,673 square feet. Modon's online factsheet measures the five bedroom home differently, at 587 square metres of internal built up area with a further 195 square metres external, so it is worth asking which measure a price is set against. Modon's room schedule for the six bedroom layout shows a formal majlis with its own dining room and powder room, a family living wing, a show kitchen with a secondary kitchen behind it, a guest bedroom, a maid's room and a driver's room each with a bathroom, and five bedrooms upstairs, every one with a bathroom.

Amenities and lifestyle

Modon lists a community centre, a gym, a swimming pool, pedestrian paths, cycle routes, a basketball court, schools and an outdoor play area for Al Naseem, and describes the neighbourhood as built around amenities that include a country club with a gym, a spa and a pool, a mosque, a gated entrance and accessible retail. Outside the gate the island itself is the amenity. Modon has built Surf Abu Dhabi, the Marsana waterfront, the 321 Sports complex, Hudayriyat Marina, Hudayriyat Beach and cycling tracks that form part of the island's 220 kilometre network. Each villa also has its own outdoor living, a covered outdoor majlis and a barbecue dining terrace beside the pool.

Location and connectivity

Hudayriyat Island lies just off the western side of Abu Dhabi Island and is reached by the Hudayriyat bridge, which puts the Corniche and the business districts of the capital within a short drive. That is the balance the community is built on: a quiet, green island address without the commute that usually comes with one. Modon is delivering the neighbouring Nawayef and Bashayer communities here too.

Payment plan and handover

Modon publishes a 40/60 payment plan, with 40 per cent paid during the build and 60 per cent on handover. Published starting prices are 7,800,000 dirhams for a four bedroom villa, 9,000,000 for a five bedroom and 10,000,000 for a six bedroom. Modon gives handover of the first phase as the fourth quarter of 2027. Buyers at Al Naseem are eligible to apply for the ten year Golden Visa, subject to the rules in force at the time.

Who it suits

Al Naseem suits a family that wants a large standalone villa with a garden and a pool, and that values beaches, cycling and sport at the end of the street more than a city view. It also suits a buyer who wants to choose the look of the house, because both facades are offered in all three sizes.
