Marbella at Bloom Living

Marbella is developed by Bloom Holding through Bloom Properties. It is the tenth phase the developer has launched inside Bloom Living, its masterplanned community in Zayed City, and it follows earlier phases that are already under construction or delivered.

Marbella sits inside Bloom Living in Zayed City, the planned extension of Abu Dhabi's capital district beside Khalifa City. The phase is arranged around the community lake and is close to Zayed International Airport and the highways towards Abu Dhabi island, Yas Island and Dubai.

The brochure lists four types. The 3 bedroom villa has a sellable area of 2,734 sqft, the 4 bedroom villa 3,391 sqft, the 5 bedroom villa 4,607 sqft and the 6 bedroom villa 5,500 sqft. Each type is offered in a Type A and a Type B elevation.

Prices start at AED 3,876,000 for a 3 bedroom villa. The 4 bedroom villa starts at AED 4,807,000, the 5 bedroom villa at AED 6,765,000 and the 6 bedroom villa at AED 8,397,000. Plot position and lake views move the figure, so ask us for the live list.

The phase is sold on a 5/45/50 plan. Five percent is paid as the Down Payment on booking, forty five percent falls due in instalments during construction and the final fifty percent is paid on handover. Our consultants set out the instalment dates before you reserve.

Bloom Holding gives the fourth quarter of 2028 as the completion date for Marbella. Handover dates on off plan projects are set by the developer and can move with the build programme, so we reconfirm the date in the sale documents at the time of reservation.

Yes. Bloom Living is inside an Abu Dhabi investment zone, which means homes are sold freehold and buyers of any nationality can register the title in their own name, live in the villa, lease it or sell it without a local partner.

Residents share the Bloom Living amenities: a central lake, connected parks with walking, running and cycling trails, a main Clubhouse with pools and sports facilities, and a Town Center with retail, cafes, a supermarket, a medical clinic and a wellness centre. The community also holds two international schools.
