Bloom's brochure sets out five home types, all on two floors:

• 2 bedroom townhouse, 1,292 to 1,335 sqft in middle and end units.
• 3 bedroom townhouse, 1,625 sqft in the middle of a row and 1,841 sqft at the end, where each bedroom has its own bathroom.
• 3 bedroom villa, 2,734 sqft, detached.
• 4 bedroom villa, 3,402 sqft, detached.
• 5 bedroom villa, 4,607 sqft, detached.

Every townhouse has a maid's room and a powder room on the ground floor, parking for two cars at the front and a garden with a deck at the back. In the villas every bedroom has its own bathroom, a family room sits upstairs, the maid's room has a bathroom and a double garage faces the street. The 4 and 5 bedroom villas add a guest bedroom on the ground floor and a driver's room.

Amenities and lifestyle

Toledo has its own community centre with two swimming pools and two children's play areas, and its gated streets have security around the clock. Beyond it, Bloom Living is planned around a large lake with trails for walking, running and cycling, a main clubhouse with pools, sports facilities and a wellness centre, parks that include a dog park and a yoga park, tennis and all purpose courts, amphitheatres and a Town Center with restaurants, cafés, shops, a supermarket and a medical clinic. Bloom's plan also places mosques and two international schools within walking or cycling distance.

Location and connectivity

Bloom Living has its own entry and exit on the E20 highway. Bloom puts Zayed International Airport a few minutes away and downtown Abu Dhabi, Yas Island and other business, retail and leisure landmarks a short drive from the gate.

Buying here today

Toledo is finished. Bloom reports construction at 100 per cent, and the project register of the Abu Dhabi Real Estate Centre lists all 405 units as built. Because the phase sold out before construction started, Bloom no longer sells Toledo from a price list, so homes come to the market from their owners. At launch in 2022 prices started from AED 1.6 million; today each seller sets the price, which moves with the home type, the plot and the position in the row. Service charges are set by the community management and confirmed on the specific home. Bloom Living was designated an investment zone in 2022, the Abu Dhabi status under which buyers of any nationality can own property there, and we confirm the title of each home before you make an offer.

Who it suits

Families who want a finished townhouse or villa with a garden, private parking and a maid's room near the airport and the E20, and buyers who would rather move into a completed home than wait for a new launch. The 2 bedroom townhouses are the entry point, while the 4 and 5 bedroom villas with a guest bedroom and a driver's room suit larger households.
