Olvera is townhouses only, arranged in short terraces with private gardens and parking for two cars. Two house types are offered:

• 2 bedroom townhouse, 1,303 to 1,346 sqft over two floors, with a maid's room, a powder room and two bathrooms.
• 3 bedroom townhouse, 1,626 to 1,841 sqft, with a maid's room, three bathrooms and a wider living and dining floor.

Every layout keeps living, dining and kitchen on the ground floor opening onto the garden, with the bedrooms and a landing above. The 2 bedroom house is drawn in three layouts and the 3 bedroom house in two, so a terrace is not one plan repeated.

Amenities and lifestyle

Olvera has its own gated entrance with 24 hour security, a gymnasium with sauna, swimming pools with a children's area, indoor and outdoor play areas, a community centre with food and retail, and walking, jogging and cycling tracks. Residents also use the wider Bloom Living plan: the central lake with its trails, the interconnected parks including a dog park and a yoga park, the main Clubhouse, and the Town Center with restaurants, cafes, a supermarket, a medical clinic and a wellness centre. Two international schools and places of worship sit inside the community.

Location and connectivity

Zayed City is the planned extension of Abu Dhabi's capital district, east of the main island and beside Khalifa City. Bloom Living covers 2.2 million square metres close to Zayed International Airport, on the road network that links Abu Dhabi island, Yas Island and the Dubai highway. Schools, clinics and daily shopping are inside the community, so the car is mainly for work and weekends.

Payment plan and handover

Bloom launched Olvera on a 5/45/30/20 plan: 5 percent as the Down Payment, 45 percent through construction, 30 percent on handover and 20 percent after handover. Because the developer has sold the phase out, a purchase today is a transfer of an existing contract and the buyer takes over the instalments that remain. Prices are set by each seller rather than by a developer list, which is why we quote from live availability. Completion is given as the third quarter of 2027.

The 2 bedroom house suits a first purchase or an investor who wants a townhouse without villa money. The 3 bedroom house is the family home, with schools, a clinic and parks a walk away. Buyers who want a Bloom Living address but missed the launch releases will find Olvera the practical way in.
