The mix runs from compact studios to a single four bedroom penthouse, so the same address suits a first purchase, a growing family and a long term hold. The developer brochure sets out every layout by type:

Living and dining rooms open onto deep balconies, the larger homes add a walk in wardrobe and an ensuite master bath, and the penthouse takes the curved corner of the plan. Built up areas for each layout are confirmed on enquiry.

Amenities and lifestyle

The developer lists an adult swimming pool, a children's pool, a fully equipped gym, an outdoor cinema and a children's play area, set among landscaped terraces. Parking for residents and visitors includes electric vehicle charging. The project also carries a dedicated retail space, which keeps daily errands inside the address.

Location and connectivity

Yas Island is the leisure centre of Abu Dhabi and Novayas sits inside it rather than on its edge. Drive times published by the developer are short:

• A few steps to the Disneyland Abu Dhabi site, about 300 metres away.
• 5 to 7 minutes to Ferrari World.
• About 17 minutes to Abu Dhabi city centre.
• About 55 minutes to Dubai.

Payment plan and handover

NORD is selling Novayas on a 40/60 plan: 40 percent is paid during construction, starting with the Down Payment on booking, and the remaining 60 percent falls due on handover. That keeps the amount committed before completion low, which matters on a build that runs to June 2029. Homes are freehold, so the title is registered in the buyer's own name.

Who it suits

The studios and 1 bedroom homes are priced for a first Abu Dhabi purchase or for an owner who wants a rental in a district with year round visitor demand. The 3 bedroom homes with a maid room and the penthouse are family sized and rare on Yas Island in a building of only 96 units, which is the argument for the upper end of the mix.
