Location and connectivity

The community sits opposite Yas Park, a first of its kind family and recreational activity park in Abu Dhabi, and is within cycling distance of several Yas Island attractions including SeaWorld Abu Dhabi, Ferrari World Abu Dhabi and Yas Mall. Residents have direct access to Yas Island's 10 km canal front promenade, with vehicle access kept to a minimum inside the community. Aldar also confirms easy access to Abu Dhabi International Airport and to the main highways serving Saadiyat Island, downtown Abu Dhabi and Dubai.

Homes and layouts

The first phase released 210 of the 2,434 homes, covering studios and one, two and three bedroom apartments. Published floor plans in the official brochure show studios of 472 to 491 sqft, one bedroom apartments of 762 to 791 sqft, two bedroom apartments of 1,145 to 1,424 sqft and three bedroom apartments of 1,567 to 1,934 sqft, with maid's rooms in the larger layouts. Every published layout opens onto a balcony, and buyers choose between a light or a dark colour scheme with porcelain tile flooring throughout.

Amenities and daily life

Community life centres on Bay View, the main communal and entertainment space, holding fitness facilities, a kids' playroom, shared dining spaces, a private cinema, co-working spaces, workshop spaces, shops and cafes, and a fully equipped spa. A beach club sits at its heart, with a beach and a lagoon for children. Across the wider community sit community farming, edible gardens, zen gardens, barbecue areas, educational kids' play areas and an amphitheatre. Residents also have a central amenity building and secondary amenities including a gymnasium, cycling and jogging tracks, a cafe and a multi purpose area, while a mosque is planned for more than 2,000 worshippers. Buildings target a Pearl 3 Estidama rating, with recycled materials, smart irrigation, composting systems and monitoring meters to reduce energy, water and waste consumption.

Prices at the sales launch started from AED 805,000 for a studio and AED 3,100,000 for a three bedroom apartment, and the homes are open to buyers of all nationalities. Aldar has not published a payment plan for the project. Construction of the first phase began in Q1 2024, with handovers expected in Q2 2027.
