Gardenia Bay

Gardenia Bay is developed by Aldar Properties, the Abu Dhabi listed developer behind communities across Yas Island, Saadiyat Island, Al Raha and Reem Island. Aldar announced the project on 30 August 2023 and opened first phase sales on 8 September 2023, releasing the homes to buyers of all nationalities through its own sales centres.

Gardenia Bay sits on Yas Island in Abu Dhabi, directly opposite Yas Park. Aldar states the community is within cycling distance of SeaWorld Abu Dhabi, Ferrari World Abu Dhabi and Yas Mall, and benefits from easy access to Abu Dhabi International Airport and the main highways to Saadiyat Island, downtown Abu Dhabi and Dubai.

At the sales launch Aldar published prices starting from AED 805,000 for studios, while three bedroom apartments started from AED 3,100,000. Prices for one and two bedroom apartments were not published by the developer. Availability and pricing change as Aldar releases further buildings, so figures should be confirmed before reserving a unit.

The first phase covered studios and one, two and three bedroom apartments, 210 homes out of 2,434 in total. Aldar's brochure floor plans show studios of 472 to 491 sqft, one bedroom homes of 762 to 791 sqft, two bedroom homes of 1,145 to 1,424 sqft and three bedroom homes of 1,567 to 1,934 sqft.

Aldar stated that construction of the first phase was due to begin in Q1 2024, with handovers expected in Q2 2027. That is the only handover date the developer has published. Timing can vary between buildings within the master plan, so the schedule for a specific unit should be confirmed with Aldar before reserving.

Aldar lists a beach club, swimming pool, gymnasium, meeting rooms, private cinema, mosque and dog park. Bay View, the main communal space, adds a kids playroom, shared dining, co-working and workshop spaces, shops, cafes and a fully equipped spa, alongside barbecue areas, zen gardens, an amphitheatre and cycling and jogging tracks.

Aldar has not published a payment plan for Gardenia Bay on its project page, in the official brochure or in its launch and sales press releases. Terms are issued per release and per building at the point of reservation. Masterpiece Property can confirm the plan applying to any unit currently available before you commit.

Yes. Aldar confirmed that Gardenia Bay homes are open to buyers of all nationalities. Reporting on the first phase sell out, the developer said 23 per cent of sales went to non resident buyers and 40 per cent to expatriate residents, with Emirati customers making up the remaining 37 per cent.
