Official floor plans place two bedroom apartments at 893 to 1,645 sq ft of total area across five layouts, three bedroom apartments at 1,397 to 2,395 sq ft across eight layouts, and the four bedroom apartment at 2,339 to 2,592 sq ft. The three bedroom townhouse is a single layout of 1,874 sq ft, and four bedroom townhouses run from 2,084 to 3,403 sq ft. Each plan shows an open kitchen beside the living and dining room, a guest cloakroom, fitted wardrobes and en suite bathrooms in the main bedrooms, and a balcony or terrace whose size changes with the floor. The larger townhouses add a maid's room, a laundry and storage.

The developer's own location sheet puts the community 2 minutes from Masdar City Central Park, 3 minutes from Zayed University of Artificial Intelligence, 5 minutes from the Masdar solar photovoltaic farm, 10 minutes from Abu Dhabi International Airport and from Masdar Park in Khalifa City, 12 minutes from Al Raha Mall and Beach, 15 minutes from Al Forsan International Sports Resort, and 18 minutes from Ferrari World and Yas Island.

Payment plan and handover

Reportage publishes a starting price of AED 2.8 million for Sila. The developer runs more than one payment schedule on its Abu Dhabi projects, so the Down Payment, the instalment pattern and any launch discount are confirmed unit by unit at reservation rather than fixed for the whole building. Completion is scheduled for the third quarter of 2029. Reportage describes Masdar City as a free zone that supports 100 per cent foreign ownership, and the exact title terms are put in writing before a reservation is signed.

Sila suits buyers who prefer a low rise building and a short run to the airport over a tower address, families looking for a three or four bedroom home with a terrace inside a walkable district, and investors who follow Masdar City because its tenant base of universities, clean energy companies and free zone businesses keeps rental demand steady.
