Ville 11 is a completed residential building by Burtville Developments at the entrance of Masdar City, Abu Dhabi. The boutique building of 111 homes was finished on 30 July 2026, 14 months ahead of its contractual date, and Burtville announced the start of handover in August 2026. It offers two to four bedroom apartments, duplexes and triplexes, handed over fully furnished, beside Masdar Boulevard and a short drive from Zayed International Airport.

Homes and layouts
The building has a basement, a ground floor, five residential floors and a roof, designed in Burtville's neoclassical English style with earthy tones. Burtville's launch details and floor plans set out the homes:
- 95 two bedroom homes, 34 on one floor and 61 as duplexes, of 960 to 1,650 sq ft.
- 11 three bedroom homes, seven duplexes and four triplexes, of 1,321 to 2,299 sq ft, each with a maid's room.
- 5 four bedroom duplexes of 1,812 to 1,909 sq ft, each with a maid's room.
These are total areas including balconies and terraces. Ground floor homes have the largest outdoor spaces and their own entrance, and the triplexes add a roof terrace. Every home has a laundry room, built in wardrobes, central air conditioning and noise insulating glazing, and comes fully furnished, with appliances, televisions and sanitary ware from brands such as Siemens, Samsung and Roca, and finishes in marble, porcelain and wood laminate. Burtville states that all materials follow the Estidama Pearl 3 standard.
Amenities and lifestyle
The courtyard holds a shaded swimming pool of 11 by 20 metres, a children's pool, a children's play area of 6,000 sq ft, a barbecue area, shaded seating and a fountain. The health club includes a gym, a sauna and a jacuzzi, and the roof carries a cafe on an 8,400 sq ft terrace with an outdoor screen and outdoor table tennis. The building has luxury entrance lobbies, four large lifts and a service lift, and underground parking with bays for electric cars.
Location and connectivity
Ville 11 stands at the entrance of Masdar City beside Masdar Boulevard, with easy access to the highways. GEMS Founders School, the Green Fingers green corridors and Masdar Central Park are close by, and Zayed International Airport is a short drive away.
