ORA describes Phase 1 as about 805 villas and townhouses in ten types, with three to eight bedrooms. The main designs in the master brochure have three to five bedrooms and are listed here with plot and built-up areas. The larger villas and the beachfront plots sit in the Y Views cluster.

• Gemini villas are step-down villas with a lower ground floor and a double-height living space. The 4 bedroom Gemini has a built-up area of 450 sqm (4,839 sq ft) on a 546 sqm plot. The 5 bedroom Gemini has 547 sqm (5,889 sq ft) on plots of 588 to 677 sqm.
• Double Height villas sit at the heart of the community beside parks and water features. The 4 bedroom has 448 sqm (4,826 sq ft) on plots of 487.5 to 739.28 sqm. The 5 bedroom has 514 sqm (5,528 sq ft) on plots of 588 to 667.5 sqm.
• Core villas are two-storey villas set in landscaped parks. The 3 bedroom has 243 sqm (2,612 sq ft) on plots of 385.22 to 639.42 sqm. The 4 bedroom has 305 sqm (3,282 sq ft) on plots of 390.5 to 541.68 sqm.
• Townhouses come in two designs, each as a middle or a corner home. The 3 bedroom middle homes have 181 to 211 sqm of built-up area on plots from 198 to 227.57 sqm. The 4 bedroom corner homes have 257 to 267 sqm on plots from 288 to 388.03 sqm.

Every home has a maid's room and a laundry, and the larger villas add a driver's room. Built-up areas include service rooms and, for villas, the covered garage.

Amenities and lifestyle

The masterplan is built around water and walking. The main features listed by ORA:

• 1.2 km of beach, a beach town and a marina with 204 berths.
• A lagoon, a waterway and a linear park, with 61,000 sqm of green spine and 33 km of cycling network.
• 1 million sqm of public parks, with 7.1 km of promenades.
• A sports club of more than 100,000 sqm, a business park, a 5-star resort, schools, a healthcare centre and a neighbourhood mall.
• Phase 1 residents also get a club house and a mix of food and retail outlets. The residential clusters have a community pool, an activity park and community facilities.

Location and connectivity

Bayn is in Ghantoot, with direct access to Sheikh Maktoum Bin Rashid Road, Al Fayah Road, Sheikh Zayed Road and Sheikh Mohamed Bin Zayed Road. ORA gives these drive times:

• 7 minutes to Palm Jebel Ali.
• 20 minutes to Dubai Marina.
• 25 minutes to Al Maktoum International Airport.
• 30 minutes to Abu Dhabi.
• 35 minutes to Downtown Dubai.

Handover and availability

ORA started enabling works on Bayn in December 2025 and scheduled vertical construction of Phase 1 for the second quarter of 2026. Delivery of Phase 1 is planned to start by December 2028. In the register on 13 October 2026, Bayn Lagoon, Lagoon 2 and Waterway showed construction progress of 8.12 to 10.77 percent and were between 98.59 and 99.69 percent sold, while Bayn Views 3 was 38.75 percent sold. Your consultant checks which clusters still have homes, then confirms the price, the payment plan and the handover date in writing.

Who it suits

Bayn suits families who want a villa or townhouse with a garden, close to the beach, and who are happy to drive to either city. The three and four bedroom homes serve growing families, and the five bedroom Gemini and Double Height villas give room for larger households.
