Bvlgari Resort & Mansions Abu Dhabi is a private island development by Eagle Hills, created with Bvlgari Hotels & Resorts under a long term agreement announced in June 2025. The island sits off the Abu Dhabi corniche, carries a distinctive horseshoe shape and is reached by a purpose built bridge or by sea. Homes and layouts
The residential side of the island is made up of 90 private residences, which Eagle Hills describes as Mansions and Estates. Eagle Hills gives the Mansions interiors of 1,650 to 2,500 sqm, and puts the full range across the Mansions and Estates at 3,660 to 7,120 sqm. Every residence carries six to eight bedrooms, all of them en suite, arranged over several levels with a private basement and a rooftop terrace that has its own lounge, dining area and kitchenette. Rooms can be adapted as a study, a majlis or extra living space. Each home has direct beach frontage, floor to ceiling windows, wide terraces and planted gardens, with outlooks to the sea, the city skyline or the inner cove of the island. Some residences add a private dock for a boat of up to 25 metres, and eight estates open directly onto their own beach. The residences are designed by SAOTA, AEDAS Architects and BMA Studio Architects, with interiors by STRANG.
Amenities and lifestyle
The resort building holds 60 rooms and suites, among them two Bvlgari Suites and a Bvlgari Penthouse, and 30 beachside villas each with a private pool. Its cornerstone is the five bedroom Bvlgari Villa of about 1,500 sqm, set in its own park with a private beach and a 25 metre pool. The island carries a 2,000 sqm Bvlgari Spa with a 25 metre lap pool, a 1,000 sqm fitness centre and an outdoor deck facing the water. Dining runs from Il Caffe and the Bvlgari Dolci boutique to Il Ristorante by Niko Romito, the Japanese concept Hoseki, a Turkish restaurant, La Spiaggia and the Bvlgari Bar. A Yacht Club with its own private beach, a membership programme and a 40 berth marina serves the island and is the starting point for water sports and sea excursions, and a ballroom on the city side hosts events and banqueting.
Location and connectivity
The island lies off the corniche at the western end of Abu Dhabi island. One side looks to open sea and the sunset, the other to Qasr Al Watan and the city skyline. The purpose built bridge keeps the address private while leaving the museums, schools, offices and hotels of the capital a short drive away, and arrival by sea is part of the design.
