The building rises 12 residential floors, and its grid layout is designed to give every home an equal share of sunlight. The register counts 61 studios, 118 one bedroom, 81 two bedroom, 41 three bedroom and 24 four bedroom homes, and Reportage's brochure plans give these total areas:

• Studios of 392 to 601 sq ft.
• Junior one bedroom apartments of 555 to 721 sq ft.
• One bedroom apartments of 583 to 1,845 sq ft.
• Two bedroom apartments of 942 to 1,782 sq ft.
• Three bedroom apartments of 1,207 to 1,447 sq ft.
• Four bedroom townhouses on the waterfront edge, of 1,999 to 2,532 sq ft.

These are total areas, including balconies, terraces or gardens. Homes on the ground and first floors carry the largest outdoor spaces, which is why some one bedroom layouts reach 1,845 sq ft. Every home comes with kitchen cabinets and countertops, built in wardrobes, central air conditioning, double glazed windows and a fibre optic connection.

Amenities and lifestyle

Residents share a large swimming pool and a large children's pool, a gym, a barbecue area and play areas. The gardens go further than a pool deck: a zen garden, an art garden and a yoga garden sit beside a bocce court, a giant chess area, outdoor table tennis and shaded seating, and there is a pet area. The building has two double height lobbies, five large lifts and covered parking.

Location and connectivity

Perla 3 sits at the eastern end of Yas Bay, the waterfront district of Etihad Arena, a hotel, restaurants, a cinema and a beach club. The wider Yas Bay residential community is planned with 19 parks, two schools, three mosques and community retail. Reportage's brochure gives these drive times:

• 6 to 10 minutes to Yas Waterworld, Yas Park, Yas Mall and Warner Bros. World.
• 22 to 30 minutes to Louvre Abu Dhabi, Saadiyat Island and Al Reem Island.
• 45 minutes to Dubai.

Reportage has not published a payment plan or a handover date for Perla 3 on its project page, so both are confirmed in writing when you enquire, against live availability. The building is under construction, and we send you the developer's latest progress figure before you reserve. Perla 3 is listed in the project directory of the Abu Dhabi Real Estate Centre, and homes on Yas Island are freehold and open to buyers of every nationality.
