The villas in this phase follow the same three layouts Aldar published for the community: a four bedroom villa with a maid's room, a five bedroom villa with a maid's room and a six bedroom villa with a maid's room. Every plan puts a show kitchen and a wet kitchen side by side, a family living and family dining wing at the rear, bedrooms with en suite bathrooms upstairs around a family living area, a driver's room and parking for four cars. Ownership is freehold, so buyers of any nationality can own and register the villa in their own name.

Homes and layouts

Aldar gives internal sellable areas of 446.90 and 464.70 square metres for the two four bedroom plans, which is about 4,810 to 5,002 square feet, 544.60 square metres for the five bedroom villa, about 5,862 square feet, and 591.40 square metres for the six bedroom villa, about 6,366 square feet. Buyers choose between a warm and a cool colour scheme and between standard and premium finish packages. The premium package brings marble flooring, engineered wood in the bedrooms, timber veneer joinery and a smart home package with two external cameras, keypad entry and a video doorbell. A swimming pool, a garden pod and a lift are optional additions that sit outside the initial price.

The published plan for this phase is 10 per cent Down Payment on booking, 50 per cent through the construction period and 40 per cent on handover. The published starting price is 7,964,550 AED. Construction on the phase started in June 2024 and completion is given as 2026, with handover dates for a specific villa and current availability confirmed on enquiry.
