The brochure also shows five bedroom penthouses and seven bedroom villas, and areas for those are confirmed on enquiry. Interiors come in a light or a semi dark palette, with travertine or Calacatta floors in the living spaces, chevron timber in the bedrooms, chef's kitchens by Molteni with Gaggenau appliances, secondary kitchens with Miele appliances, Gessi fittings with Agape baths and basins, wardrobes by Molteni and MisuraEmme, and Lutron smart lighting.

Amenities and services

Residents have direct access to the beach, a pavilion, a residents lounge, swimming pools with a poolside bar, tennis and padel courts, a spa with treatment rooms, a yoga and meditation studio, a fitness centre and studio, indoor and outdoor children's play areas, a residents cinema, a games room, a meeting room, private event facilities, a cigar lounge, a golf simulator room and a pet grooming station. Payment plan and handover

The published plan asks for a 5 per cent Down Payment on booking, 15 per cent on signing the sale and purchase agreement together with the 2 per cent Abu Dhabi registration fee, then 5 per cent every six months for up to 36 months, with 40 per cent due on handover. Completion is expected in the third quarter of 2029. The developer has not released a public price list, so the price of each suite, duplex and villa is confirmed on enquiry.

Who it suits

This is an address for a buyer who wants a serviced home rather than a self managed one: the suites suit a couple or a small family who spend part of the year in Abu Dhabi, while the garden villas, at more than 17,000 sqft, are family houses with staff support on the doorstep. Its position inside the cultural district also makes it practical for households with children at New York University Abu Dhabi or Harrow International.
