The collection covers studios, one bedroom apartments and one bedroom lofts, two bedroom apartments, lofts and duplexes, three bedroom apartments and four bedroom duplexes. Published layouts put the studio at 484 sq ft in total, made up of a 388 sq ft suite and a 97 sq ft balcony, with the living area, kitchen and balcony arranged in one open run. One bedroom apartments range from 926 to 1,087 sq ft with two bathrooms, one bedroom lofts from 807 to 926 sq ft, two bedroom apartments from 1,389 to 1,518 sq ft, two bedroom duplexes from 1,130 to 2,153 sq ft, the three bedroom apartment at 2,390 sq ft and the four bedroom duplex at 3,703 sq ft. The loft and duplex plans carry double height living spaces with a mezzanine level above.

Location and connectivity

Makers District sits on the northern edge of Al Reem Island, a short drive from the bridges that link the island to the Abu Dhabi mainland. IMKAN places Downtown Abu Dhabi about 20 minutes away by car, along with Louvre Abu Dhabi, Zayed National Museum and Guggenheim Abu Dhabi in the Saadiyat Cultural District, while Abu Dhabi airport is about 30 minutes and Al Maktoum International Airport about 50 minutes. The district itself was planned by IMKAN as a creative quarter, and it already carries the Makers Beach and the studios, cafes and workspaces around Pixel.

Payment plan and handover

The published structure is 40/60: a 10% Down Payment on booking, 30% spread across the construction period and the remaining 60% due on handover. Construction started in July 2026 and completion is expected in December 2029. IMKAN has not published a public price list for the tower, so the price of each layout, the floor premium and the current release are confirmed on enquiry, and we set them out in writing before any reservation.

Who it suits

IMKAN designed The Artery for young professionals, couples and first time owners who want a home with character rather than a standard tower plate. The studios and one bedroom lofts are the natural entry point, the two bedroom duplexes suit a couple who work from home and need a separate upper level, and the larger duplexes work for a family that wants space on Al Reem Island without moving to a villa community.
