How renting works in Abu Dhabi

Six steps, in the order you meet them. Rules as of September 2026.

  1. Check the advertEvery advertised home carries a permit number (Madhmoun). Ask for it before you pay anything.
  2. View and agree the termsSettle the rent, the number of cheques, the deposit and the move-in date in writing.
  3. Sign the tenancy contractTenancy contracts must be in writing. Read the period, the payment dates and who pays for repairs.
  4. Register it on TawtheeqThe landlord registers the lease on Tawtheeq: AED 50 on TAMM, or 1% of a year's rent for four years or more. On Al Reem and Al Maryah it goes on ADGM's AccessRP.
  5. Pay and move inPay the deposit and the first cheque as agreed, and ask what the utility bills will be before you connect.
  6. Renew or end itOutside ADGM the yearly increase is 0% since 3 June 2026, until further notice, and notice is two months in writing. Al Reem and Al Maryah keep ADGM's 5% cap.

What the yearly rent covers, and what to ask

The yearly figure pays for the home. These are the questions to settle around it.

Normally part of the deal

  • The use of the home for the lease period
  • Building facilities such as a pool or gym, where the building has them
  • Service charges, which are normally the owner's cost: ask that none is passed to you

Ask before you sign

  • Utilities: water, electricity and, where the building has it, district cooling
  • Parking: whether a space comes with the home, and for how many cars
  • Maintenance: who pays for repairs and air conditioning service
  • Deposit: the amount, who holds it and when it is returned. The tenancy law does not fix it, the contract does
  • Cheques: how many the owner accepts and when each falls due
  • Anything the municipality or a utility company bills to tenants, in writing

Frequently asked questions

How much does it cost to rent in Abu Dhabi?

It depends on the area and the size. ADREC's median yearly rent for a 1 bedroom apartment runs from AED 40,081 (Mohammed Bin Zayed City) to AED 116,468 (Al Maryah Island), with AED 68,055 on Al Reem Island and AED 80,264 on Yas Island (Q2 2025, the latest quarter on ADREC's map). Villas and townhouses start higher: see the table above.

Can my landlord raise the rent?

Not at renewal while the current rule lasts. Since 3 June 2026 the permitted yearly increase is 0% on residential, commercial and industrial property in Abu Dhabi, until further notice. ADREC says renewals and new agreements reference the rent on the last registered Tawtheeq contract. Al Reem and Al Maryah Islands are part of ADGM, which ADREC's H1 2026 report leaves out of the freeze: there ADGM says its existing 5% yearly cap continues. Check the latest position before you sign or renew.

What is Tawtheeq and do I need it?

Tawtheeq is Abu Dhabi's register of tenancy contracts. The landlord registers the lease on it, and the last registered contract is the rent reference for a renewal or a new tenant. As of October 2026, registering a new lease on TAMM costs AED 50, or 1% of a year's rent for a lease of four years or more. On Al Reem and Al Maryah Islands (ADGM) leases are registered on ADGM's AccessRP instead.

How much is the security deposit?

The tenancy law does not fix the deposit, so the contract sets it. Ask how much it is, who holds it and when it is returned, and get all three in writing.

How many cheques can I pay in?

The advert states how many cheques the owner accepts, for example 1 cheque. Ask for the number and the due dates in writing, and use the cheque planner on this page to see what each payment would be.

What does the yearly rent include?

It pays for the use of the home. Utilities, parking, maintenance and any building charge are separate questions: ask who pays each one before you sign. Service charges are normally the owner's cost.

Is a new lease dearer than a renewal?

Yes. For 1 bedroom apartments in Q2 2025 a new lease cost 6% to 22% more than a renewal, depending on the area. Since 3 June 2026 renewals outside ADGM are processed at a 0% increase.

How much notice do I give to end or change a lease?

Outside ADGM, written notice two months before the lease expires, for a home. If nobody gives notice and the tenant stays, the lease renews on the same terms.

How do I arrange a viewing?

Open a home and call, WhatsApp or book a viewing with its reference, or send the request form on this page with the area, the bedrooms and your budget. Our team confirms availability before you travel.

Why are only a few homes listed?

We list the homes owners ask us to let, and some are let before they are advertised. If nothing matches today, send the request form: a consultant will tell you what is available or about to be.

Can I rent a furnished home in Abu Dhabi?

Furnished or partly furnished: 2 of our 29 homes in Abu Dhabi. Need furniture? Say so in the form and we ask owners in Abu Dhabi.
