Ask ten people in Abu Dhabi where Zayed City starts and stops and you will get several answers, most of them confident. This page does not settle the map. It settles the part you can act on, which is what carries the name on our list and what each of those homes costs.

Both districts are worth buying in. They are simply not the same shortlist, and a Saturday of viewings booked on the wrong one is a wasted Saturday.

What the name costs, end to end

AED 720,000 buys 401 square feet. AED 5,700,000 buys 4,843. The biggest home of the twelve is neither of those, it is the villa at AED 4,799,999 with 5,870 square feet, more than fourteen times the studio's floor for under seven times its price. Across the whole list price multiplies by close to eight and floor area by more than fourteen, which is why the rate falls from AED 1,796 a square foot on the smallest home to AED 818 on the largest. The first is narrow, AED 290,000, and it is really a change of building: the apartments stop at AED 2,060,000 and the first townhouse arrives at AED 2,350,000. The second is a genuine hole. Marbella, still building, is the only thing standing in that stretch.

Buy finished if you want the floor area measured and the rate checked before a dirham moves, which on a page with this much variation in size is worth more than it sounds.     Zayed City or Mohammed Bin Zayed City. They are neighbours, they share most of a name, and they do not share a shortlist. Settling it in one sentence at the start saves a viewing day, and if you want both we will book them as two.

  2. Let the bedroom count choose the building

    On this page it already has. Studios and one bedrooms are apartments, three bedrooms are townhouses, four bedrooms are villas, and only at two bedrooms do you get a genuine choice between a floor and a front door. Decide the rooms and most of the list falls away by itself.

  3. Read the floor area before the asking price
